New 24-Story Mixed Use Tower Coming To 1841 Broadway On Manhattan’s Upper West Side

Permits have been filed for a 24-story mixed-use building at 1841 Broadway on the Upper West Side of Manhattan. Adjacent to Columbus Circle between Broadway and Columbus Avenue, the corner site is situated near major subway hub 59th Street – Columbus Circle, serviced by the 1, A, B, C and D trains. Global Holdings Management Company is developing the tower, and the firm also own 1845 Broadway and 1880 Broadway in the neighborhood.

The concrete building will yield 181,319 square feet, with 161,525 square feet dedicated to residential space. There will be 173 units created, averaging 934 square feet each, most likely condominiums. The 281-foot tall structure will also have 11,741 square feet allotted to commercial space.

Gloria Glas of SLCE Architects is listed as the architect of record.

No demolition permits have been filed as of yet for the 1920’s vintage office building currently on the site. The estimated completion date has not been announced.

I kind of like that building. Wish they would do a facadectomy, like Hearst Tower or several towers in Chicago, and add the additional stories above the original facade.

I’d imagine that No. 1865, which the developer owns, will be incorporated into this project.

Damnit I like this building. You are sitting eye level with it at the Porterhouse steakhouse in the Time Warner center.

I always thought it felt like classic New York, being in a brand new glass skyscraper with an old classic office building directly across the street from you

Demo Permits Filed For 1841 And 1845 Broadway On The Upper West Side

1841 Broadway is located at the corner of West 60th Street, was built in 1924, and has 114,022 square feet across its 12 stories. 1845 Broadway, a four-story commercial structure built in 1910, has 15,068 square feet adjacent to 1841 Broadway. The sites are located steps way from the 59th Street-Columbus Circle subway station, serviced by A, B, C, D, and 1 trains.

Ancora Engineering is listed as the applicant of record.

Maybe I'm ignorant, but in what world would a developer not try to go really tall here to take advantage of the amazing Park-adjacent location? Does current zoning prevent a 40+ floor tower here?

I believe the developer is from the UK so it could be a matter of resources.

While the zoning is favorable and even take a parcel where there is a ton of potential, sometimes it just comes down to the resources and capabilities of the developer or just risk management on their part that makes it so a tower of "X" size rises. Sometimes "X" is underwhelming, sometimes not.

Financing and capital can be massive laggards or road blocks.

Despite being literally across the street from Time Warner Center, this block is in the Special Lincoln Square District (the boundary runs through the center of 60th Street), and as such is subject to height and bulk rules that limit the ability to go tall. These are more commonly known as "bulk packing" where the building must use a certain percentage of its floor area below a certain height, reducing the available floor area to use in a tower. The way other buildings have gotten around this is by including very tall mechanical floors above the base to get more units up higher in the air, but I know there has been some recent movement (spurred by the Extell building and others) that could potentially limit this.

As others have said, some developers also have certain product types in mind or are more averse to the more "out of the box" ideas to get buildings higher. The AvalonBay project just north of here on Broadway is an example of the same zoning utilized for a simple, no gimmicks residential tower that is still beautifully executed.

This is the same block where a deal was done with NYIT and Extell to purchase their "campus" (it's murky and embroiled in lawsuits I believe), that might have an effect on what is being built on this site since I understand Extell is still trying to assemble as much of the eastern end of the block as possible.
