This project is really going to give the skyline a lot of depth looking from the west, especially the Kennedy. These towers will be right up close to the expressway, with the lakefront skyline behind it adding visual complexity.

Thicc, baby!

Sterling Bay give a presentation 2 months ago about the current status of Phase I. It's worth watching the full video, here's some stuff I found interesting:

- Phase I will cost $1 billion dollars, lasting 2021-2024
- This phase is further divided in 4 different phases
- The new park and 606 extension will be completed in 2024
- New Metra station plans to open in 2025
- They're in the process of negotiating two anchor tenants this year: one in life sciences, one in commercial office
- Sterling Bay envisions Lincoln Yards to eventually expanding across the rest of the North Branch

The 77 ft, 34 unit building at 1838 N. Elston was approved at last week's Plan Commission meeting. Even though it's not apart of Lincoln Yards, it directly abuts the site. Should this thread expand to include any other developments in the North Branch, like Triangle Square?

Some new stuff I found on the Lincoln Yards website

The Life Sciences buiding is now being called ALLY at 1229 W Concord.

Quote:
ALLY at 1229 West Concord is a 320,000-square-foot development that will provide Chicago’s rapidly growing life science community with much-needed lab space along the North Branch of the Chicago River. The new lab space at Lincoln Yards will house industry-leading companies that seek to develop groundbreaking medical solutions in Chicago and also create a sense of community within their workplace. Featuring state-of-the-art amenities and conference areas, large flexible floorplates and expansive outdoor gathering spaces, the location will foster an environment of growth where tenants can exchange ideas and build relationships to advance their work in a convenient, connected urban research environment.

I know some Abbvie employees and trust me, they are mostly die hard northern suburbanites who enjoy their suburban McMansions.

Add in the post-Covid effect. Abbvie will not be leaving their home base for downtown

So it looks like no 606 bridge, no Armitage bridge, and no concord bridge. And no Dominick bridge for 5 years. Wonderful

The point of office relocations from the suburbs to downtown is a forward thinking way to attract young talent, not finding the best way to appease older employees who are already comfortable in their routines.

But they're probably aggressively competing with a bunch of pharma companies contained within this screenshot:

That’s the idea, I get it. I’ve got 20,000 posts here. I kinda get pretty much every urbanist argument.

But all things considered, I don’t see a big shift in pharma to the city. But I would love to be wrong, that’s for sure. My rental properties in the city would be far more valuable if thousands of pharma jobs come down into Lincoln Yards.

There are a ton of factors to juggle when talking about a relocation. Not saying AbbVie will do it, but there's just a lot to consider when relocating. My time in NY has taught this big time - a lot of my co-workers live in suburban NJ or Long Island and some orgs I work with have moved offices 2 times now, and looking at a 3rd coming up. The next relocation will increase many peoples' commute times by 30-45 minutes even though only a few miles separate the offices. There are many people who are not happy but the org doesn't really seem to care enough to re-consider. The business justification outweighs that.

I think some of the major factors are usually how much of the senior leadership opposes it, and basically how easy it is to replace someone who would leave as a result. I'm not just talking about a given area's talent pool but also domain knowledge. If the true senior leaders are willing to do it, then it just seems like the others who complain are less of a factor at that point even if they are in some sort of not-as-senior management.

It's really not as simple to a lot of companies with $$ in areas with a deep talent pool hearing about various employees who do not want to do it. I am guessing McDonald's went through the same rounds when they were factoring in.

And to be honest, I cannot see a company like AbbVie leaving either but you never know.
