Manhattan property tax data would be largely useless for comparison given the prevalence of coops.

Yeah, not surprising that the suburban parts of the tri-state area generally have the highest property taxes. NYC proper doesn't have high property taxes, however.

Miami's is thrown off by "Save our Homes" which prevents taxes from rising on a primary residence by more than 3% (property values are up over 100% just the last 2 years). Once a property is sold, the tax is set on the property value at that year. If you buy a house you will be paying faaaarr more in taxes than your neighbor who bought the same house next door 5 years earlier. With my house, the previous owners payed just $2800 in taxes, once we bought it 5 years ago the tax due went up to $5200. If we sell, the next owner would probably pay closer to $10k in taxes.

That's true for all of Florida. Not just Miami. In theory it also incentives home ownership over renting. This is because rental and commercial properties don't qualify for the Save our Homes property tax exemptions. In theory, anyway.

That's interesting; California's Prop 13 applies to all properties, even rental and commercial.

Correct, as the rates are the lowest in NY State.
