Here's a new article on the new 7-story building proposal. So this makes nearly new three hundred market-rate units for DeBaliviere Place.

Apartment building proposed for DeBaliviere area

A seven-story, $29 million apartment building might replace a parking lot in the DeBaliviere Place neighborhood in St. Louis just north of Forest Park.
Proposed are 165 apartments wrapped around three floors of parking at 5510 Pershing Avenue. The site, currently a parking lot, is owned by an affiliate of Asprient Properties of St. Louis.

The St. Louis Preservation Board voted Monday to approve Asprient’s project, subject to review of the developer’s final plans. Board approval was required because the site is within the city’s Central West End Historic District, which covers an area north and east of the park.

As part of the design by Klitzing Welsch Associates, the building would have an exterior of brown and red brick, stone banding elements and fiber cement panels of gray and off-white. The city’s Cultural Resources Office noted that the building would be larger than its immediate neighbors but would still be compatible with other apartment buildings on Pershing.

The site is on the south side of Pershing between Union and DeBaliviere avenues.

Nearly directly across Pershing is the site of another Asprient project, also designed by Klitzing Welsch.

In May, the Preservation Board approved plans for a five-story building of 117 apartments on the site of a swimming pool and tennis courts at 5539 Pershing. Asprient recently acquired the site from an affiliate of Mills Properties. Plans for that project include building materials and a contemporary design similar to the latest proposal.

Pershing Avenue is in the DeBaliviere Place neighborhood, which sits in the Central Corridor.

Grading has started on the Gateway Arch grounds for the new glass entrance to the soon-to-be remodeled Museum of Westward Expansion, which sits underground at the Gateway Arch.

The new interactive museum exhibits, designed by Haley Sharpe Design, will focus on six thematic areas.

Those will include Colonial St. Louis, Thomas Jefferson's vision, the St. Louis riverfront, Manifest Destiny, new frontiers, and the design and construction of the Gateway Arch.

The museum is slated to re-open in Spring 2017.

A couple of recent construction videos demonstrating insight on projects under construction on the BJC/Washington University Medical Campus.

Literally, hundreds of millions of dollars are being spent on new projects in the medical center. Total campus renewal build out should reach $1.5-billion over the next few years.

Overall, the plan calls for new construction of nearly 2 million square feet of space and renovation of 266,000 square feet of space.

Top video shows the new 8-story, 3,000-car garage that will have a 1/3 mile-long skywalk connecting facilities in the medical center.

Progress on St. Louis' Arcade building. The building will accommodate 200+ units and a satellite downtown college campus for Webster University.

World Wide Technology - the largest African-American and minority owned firm in the nation with nearly $7-billion in annual revenues - is building a new HQs in suburban Maryland Heights (Westport Plaza).

Just two years after building a smaller 60,000sf HQs building about a mile away, WWT has grown so fast that its growth has necessitated a new office facility.

It is the largest free-standing private or public IT technology firm in Missouri by revenue.

Plans are to add 1,000 new workers to the local workforce of 3,000.

Overall, the project related to WWT's expansion is to cost around $95-million.

Another Central Corridor mixed-use proposal.

A St. Louis alderman, whose ward (district) includes much of the Central West End, tweeted out this rendering below.

The project will include "office, retail and residential' according to his tweet.

The six-story building will go up across the street from the CityWalk Whole Food's project, which is nearing completion.

More information is to come later as the proposal is under review.

If approved, an existing structure will come tumbling down to make room this project.

Here's a Downtown West/Union Station are project currently underway.

Work began early this year to redo a 126-year-old brick warehouse built for drying tobacco as a 87 studio, one- and two-bedroom apartments. Sherman Associates, a housing developer based in Minneapolis, hopes to complete the project at 1900 Pine Street in December.

Sherman Associates’ $10.5 million project, called Station Plaza, also uses state and federal low-income housing tax credits, which will allow the developer to offer below-market rents, according to the company. Monthly rents will be as low as $525 for a studio apartment.

Renovation of the six-story building near Union Station is obliterating offices put into the now-vacant building in the 1980s.

Liggett & Meyers Tobacco Co. completed the building in 1889 as a warehouse to dry chewing tobacco. According to documentation for the building’s listing on the National Register of Historic Places, the building had a key role in what was then the city’s thriving tobacco industry.

The apartment parking would be in the basement of 1701 Locust and in another building the New York-based real estate investor owns across the street. Also planned are a club room, a fitness room and streetscapes with new sidewalks and trees.

Lindell Residences A 12-story, 217 unit, high-end apartment complex on Lindell Blvd. at Euclid (NE Corner) is officially under construction. The plan includes over 10,000 sf of retail/commercial space – a tenant has not been announced yet. It also includes 240 parking spaces, 2 levels underground and 1 level on the second floor.

Over the last twenty-years, St. Louis University's Main and SLUCare Medical Center campuses in Midtown have added many new facilities as well as aesthetic enhancements which allow each campus to feel more contiguous and inviting.

Just yesterday, St. Louis University and SSM Healthcare, announced a $500-million plan to add, replace and upgrade facilities on SLU's medical campus.

In the meantime, millions are being spent on main campus projects such as the new 8-story, $44-million Phase I residence hall under construction.

Also, millions in new residential development and other development are under construction near its campus. Overall, St. Louis' Central Corridor continues its boom.

It's not a large project, but it's significant. Here's progress on St. Louis' TechShop project in the CORTEX Innovation District.

TechShop, the membership-based DIY workshop, will anchor the new $25-million, 60,000 square foot building when it arrives in St. Louis next year.

The St. Louis location will make 10 location nationwide for TechShop.

The $75-million Scott McKinley Research Building is nearing completion in the Washington University Medical Center.

The 6-story, 215,000 square foot research lab facility features include a full basement and penthouse built for WUSM and their various lab departments of genetics, genome sciences and systems biology, internal medicine, developmental biology and radiology.

Each department will also have conference rooms, support areas and offices.

Lots of Eds and Meds construction going on in metro St. Louis.

Another educational facility to open this month is Maryville University's School of Health Professions.

The three-story, 87,000-square-foot building has doubled the space Maryville has for programs in the College of Health Professions.

Maryville University is located in suburban Town & Country.

Overall student population is projected to reach an all-time high of 6,450, up 8 percent from last fall, and the rate of first- to second-year students returning to campus is also expected to set a milestone at 88 percent.

A few exhibits coming together at the new $14-million National Blues Museum coming to downtown St. Louis in early 2016.

The museum will include 15,000+ square feet of highly interactive technology and artifact-driven exhibits and 8,000 square feet for a theatre, offices, special event space and classrooms.

Missouri's first IKEA will be opening in about two weeks in Midtown St. Louis.

Finishing touches are happening on new streetscape, street resurfacing, signage, parking accommodations, lighting, merchandise stocking etc.

The 380,000 square foot urban store is located in the region's burgeoning Central Corridor and is visible from Interstate 64.

The massive store is located literally across the street from St. Louis University and a block from the CORTEX Innovation District.
