The other new office tower near the Westfield mall continues to move forward. and yesterday there was news that a subway staging area would be redeveloped.

Century City should look much better for the Olympics in 2028

That's right. In my post just before yours, I quoted the LA Times noting that one of Hollywood’s leading talent agencies, Creative Artists Agency, agreed to become the anchor tenant of that 37-story tower being built on Avenue of the Stars, and that while construction activity is still mostly underground, other businesses have agreed to move in when it opens in 2026. “The CAA tower hasn’t even risen above sea level,” Muhlstein said, “and it’s already 50% leased."

Century City is the rare hot market for new office construction these days.

Love these additions planned for Century City. I hope they can add more residential around there, too, as it is quite dead outside of business hours (apart from the mall).

For sure. In the flight to quality, Century City is the clear winner at the moment. Ares, Canyon, and CAA are leaving 2000 Ave of the Stars so it will be interesting to see how the backfill goes on that one. It was one of the highest rent/sqft offices in LA pre-pandemic so there's gotta be some desirability to that building.

^ I whipped through a lot of that vid on a changing part of inglewood, which is just a bit east of LAX. That area is competing with dtla for certain sports & entertainment events. But the following segment was the most interesting to me....it shows a foreground of old Inglewood. As true of large portions of dtla, Inglewood originally was never really ready for prime time. So just as dtla in 2023 compared with yrs ago is in certain ways in better shape, the same idea applies to Inglewood too.

As for LAX, I notice that a row of old apt bldgs, some which may have been known as dingbats, whose back side used to sit along century blvd...a high visibility street...a few blocks west of La Cienega Blvd was finally torn down. Google map street views indicate they were demolished around 3 or 4 yrs ago. The land is now set aside for the car rental agencies & entry station for the airport's people mover. LAX's clogged horseshoe should have been taken care of yrs ago. But better late than never.

Drove by this two weeks ago because Barham going over the hill to Warner Bros. was closed, and I swear there was no glazing on it. Wasn't paying attention but there's definitely a lot more glass there than two weeks ago.

In other news in the area, the two Frank Gehry Warner Bros. buildings look more or less complete - and really nice - from the outside. Even have landscaping in place on the terrace areas.

this proj is really hemmed in by other properties...warehouses...& what not. Certain drone shots show older devlpt throughout the area in the background. What was built in sections of LA in past generations hasn't aged too well, although some ppl become nostalgic about things like 1940s, 1950s low priced housing (residences for around $25,000!) or dingbat apt bldgs.

NMS La Jolla apartment tower debuts at 6401 Wilshire Boulevard

In Beverly Grove, construction is complete and leasing is now underway for a residential high-rise from prolific Santa Monica-based developer WS Communities.

NMS La Jolla, located at 6401 Wilshire Boulevard, is named for its location at Wilshire's intersection with La Jolla Avenue. The 16-story high-rise features a total of 112 apartments, seated above a podium structure featuring a parking garage and 6,000 square feet of ground-floor commercial space.

According to a leasing website, the property offers a mix of studio, one-, two-, three-, and four-bedroom floor plans - including co-living arrangements. Monthly rents are listed as starting at $2,336 for a studio unit.

The complex, in addition to housing, also includes amenity decks at the rooftop and above the podium garage.

Steinberg Hart designed the roughly 193-foot-tall building, which has a unique look when compared to the older towers of the Wilshire corridor.

"Rethinking the typical relationship between building skin and balcony at a per unit level, the tower is conceived as singularly connected elements with the ability to respond to the two forces of program and/or view as required," reads a narrative from the firm's website. "The result is a geometric manipulation expressed along the exterior building edge, which allows for idealized programmatic distribution throughout every unit from the top the bottom. The form of the tower echoes the shape of a lens, with an irregular, undulating façade to add visual interest. The convex profile allows residents to easily access view corridors between the taller buildings along Wilshire Boulevard. The malleable building edge opens Los Angeles to residents, and reframes one’s relationship to the metropolis."

The tower at 6401 Wilshire Boulevard originated with an entitlement application filed with the City of Los Angeles more than 16 years ago. After the original plan to realize prior to the Great Recession, developer UDR, Inc. purchased the land in 2015, and later sold the site to WS Communities for $38 million in 2019, according to city records.

NMS La Jolla may be a sign of things to come in Beverly Grove, with the arrival of the D Line subway extension's two stops at nearby Fairfax Avenue and La Cienega Boulevard. An application was submitted last year to the Planning Department seeking approvals for a similar 20-story high-rise a short distance to the west.

Although it has previously developed projects in the City of Los Angeles, WS Communities is best known for a vast collection of mixed-use projects in its hometown of Santa Monica.
