Here's your stats, at least according to my own collection, for properties in the city limits selling for above their list price. Many properties will be re-listed a few days or a month later. I don't take the re-list price. If there is not that much time between them, I will take the older dated list price.

In May 2021, there were 766 properties that I have record of as selling for greater than list price. In April 2021, there were 600, so an increase of 166 properties or an increase of 27.7%

Condos and Townhomes: 383 properties (+92 from April = +31.6%)
SFH: 276 (+46 from April = +20%)

I noticed a sign on the tribune freedom center complex today that it's being marketed as a "logistics hub"

That would suck..sounds like an owner that wants to cash out quick. No way should the city approve such a usage. Low density, heavy traffic, low wage jobs. no street life, A waste of prime riverfront property.

Agreed. If the CVS ever sells out, this will be a totally awesome urban intersection.

In my ideal fantasy the Concentra building also gets torn down to build a public square in front of St John Cantius that can host farmers markets, etc. This area is getting pretty dense but it doesn't have any usable park or plaza space.

Absolutely. Even though I'm firmly in the religious disinclined camp the Church should really be the visible centerpiece of the intersection and community. It could make such a great public space if the Concentra building wasn't obstructing the Church.

I wonder what arrangements could be made by so that Concentra would be motivated to sell to a non-developer so that it could be made into public space.

^ The City of Chicago could always decide it needs a public space in the area.

But barring eminent domain, there are so many streets criss crossing here that surely one of them could be reclaimed for public space. To your point of making the church a centerpiece, it looks like Carpenter St in front of the church is one of the least utilized streets. Why not close it off from cars? You might even have a better case in the future for converting Concentra as well.

Not until we see something serious to indicate this is more than a negotiating tactic. Renderings, financing discussions for Arlington Heights etc. Chances are pretty good that this just ends with a low 9-figure renovation to Soldier Field.

As with Wrigley Field, the city can minimize taxpayer expense if they offer something valuable to the team - development rights nearby, revenue share from other Soldier Field events, etc. Hard to see where the Bears could develop a "stadium village" except for One Central though, Friends of the Parking Lot will be out in force to protect any sites on the lakefront.

I’m guessing that this is just a way for the Bears to have leverage against the city in negotiations about Soldier Field.

Being way up in Arlington Heights would totally be unfair to south siders and people living in the south suburbs as well
