I just came across something interesting about this building posted by the Newyorkyimby Instagram:

https://www.instagram.com/p/B_i0QtqA...=1b5zt6ev8i0j2

Apparently, demolition is about to begin on the low-rises...? From the pictures provided, though, it doesn’t look like the consulate is closed, but rather the building to the east that still shows up in the renders.

The lower part of this building deserves a much better higher part.

No need. Someone else may not be caught up.

I agree. Such an elegant lobby, but the tower looks like a more confused version of 432 Park.

To me, this tower is like a reverse Pan Am building. But the facade will be unlike either that or 432 Park.

The public programming at the base seems similar to the neighboring Olympic Tower. Macklowe will be using some of the same designers.
I imagine it will be a popular public space.

I hope that this monstrosity never rises. I’d rather see another developer build a 1,000’ Stern tower.

Anyway, I’m curious about what parcels on 52nd Macklowe owns. I looked this block up on ACRIS, and he seems to own only 14 E 52nd. I don’t

The Cartier building would stay, correct?

Yes. It's landmarked, and at the opposite end of the block (5th and 52nd).

Unless I have the orientation wrong, but I think the cantilever is going over the Cartier building.

The Cartier building is on Fifth. The cantilever will be above the Look Building (also landmarked and on Madison), and the Venezuelan consulate (the holdout).

On the 52nd St side, it appears that Macklowe owns 12 and 14, which are postage stamp-size parcels. It seems that he’d need to acquire No. 16.

I believe he already has that one. It's the consulate building that he doesn't have, and that's involved in some political issues. He's confident he will get it, but we'll see. He'll throw whatever money he can at it, but some issues are beyond a price.

I thought that he did too, but ACRIS indicates that he doesn’t.

You can't rely on that.

ACRIS is fully accurate. It’s critical to the functioning of New York’s property system. The race-notice system for deeds, mortgages, liens, etc. relies on filings with the City, which are reflected on ACRIS.

This property was last conveyed via deed in 1971 to Francis Rosenbaum.

Worst case they will just modify it to accommodate the parcel not being ascertained.
