I'm super excited for a residential conversion. Which tenants are leaving though?

This sounds like a reaction to their departure, rather than planned. Regardless, I hope it works. Main will benefit!!!

I am speculating here, but I think there were a few federal offices in there. The Federal owned building at 303 Main has been renovating to accommodate more federal agencies. They could have all been reshuffled there.

140 Bannatyne as in the giant lot beside Skip just off Waterfront? Or do you mean the lot right behind it that is part of the property?

Will be interesting to see if they have plans to develop that lot into a mixed-use building, potentially with some parking in it.

Apparently the building is over half empty... so likely no many haha. Lots of the movie shoots have been using the second and third floors of 433 Main for craft services, makeup, etc this year.

No, definitely 433 Main. 423 Main is an older building but it has been updated significantly inside, i.e. not just cosmetic.

Now I'm speculating... but I imagine that they would ensure their government leases were solid before buying the property... Ergo, government had to pay a sweet dime to reshuffle. This would be good for Alston and whatever opportunity awaits.

This is great news. Really excited to see what happens here. Assuming this occurs how many new Residential developments are starting up on Main from Disraeli to Assiniboine? I am probably missing many but it seems right now there is only like... 2 or 3 either in development or being worked on?)

Province and city should have a requirement to at least explore making all new capital projects mixed-use to offset some costs with revenue.

AKA, when starting to design the new science gallery – would it make sense to include a bunch of residential on top of it? That would be cool. Or even, eventually the Exchange/Forks/Downtown will need a proper public community centre, maybe that goes on top of the science gallery (even though it could/should have been part of Sport for Life).

^ This just my opinion but I think an institution like the Manitoba Museum would be more dignified without residential or commercial space attached (apart from accessory uses like a café, a gift shop or whatever). But next door, by all means.

Is the existing cladding on 433 original? I don't recall it being anything else ... I thought it was occupied mainly (and signed) by CN - don't recall UGG?

Not sure if the cladding is the precise original material, but the look has never changed. The building was UGG's headquarters for the first 20 years or so... IIRC CN signage went up in 1996.
