LOS ANGELES | Olympic and Hill | 590 FT | 54 FLOORS

Renderings Revealed for Onni's Olympic and Hill Tower: The 60-story building would replace a parking with apartments and retail

Quote:
Onni Group, the Canadian developer behind many of Downtown's recent mixed-use towers, is now pushing its tallest project yet.

According to an initial study published today by the Los Angeles Department of City Planning, the Vancouver-based firm has proposed a 60-story, 760-foot tower to replace a surface parking lot at the corner of Olympic Boulevard and Hill Street in South Park. Plans call for 700 total dwelling units - including studio, one-, and two-bedroom apartments and a handful of penthouse units - above a five-level podium lined with 15,000 square feet of ground-floor commercial uses.

Chris Dikeakos Architects is designing the Olympic and Hill Project, its third development with Onni in the Downtown area. Renderings show a slim glass-and-steel structure soaring above a podium-level amenity deck, which would feature a basketball court and a swimming pool area.

Parking for Olympic and Hill would be provided on 10 levels, seven of which would be buried underground. The remaining above-grade levels would mostly be screened from view along its street frontage by residential suites. The project would provide 1,075 total parking spaces - inclusive of 220 stalls to be set aside for tenants of an adjacent office building that is also owned by Onni.

Construction of the proposed tower would occur over an estimated 30 months, with final buildout expected in 2022.

Nice. They really went crazy with the balconies, which is sort of unusual. I like the holes in the overhanging roof. Because of the dark color of the facade and the sunny climate that LA enjoys, that's going to create an interesting contrast when the sunlight shines through those holes.

By the way, 760 feet and all residential (and retail) would be beating both of Austin's "The Austonian" and "The Independent" by at least 70 feet - making it the tallest all residential (and retail) tower west of Chicago.

L.A. City Council Approves 60-Story Tower at Olympic & Hill

https://urbanize.la/post/la-city-cou...r-olympic-hill

Quote:
The Los Angeles City Council has voted to approve plans from Vancouver-based developer Onni Group to construct a high-rise apartment building at the corner of Olympic Boulevard and Hill Street.

The project, which would replace a surface parking lot, calls for the construction of a 60-story building featuring 700 studio, one-, and two-bedroom apartments atop a podium featuring 1,075 parking spaces and 15,000 square feet of ground-floor commercial space.

The proposed development, designed by Chris Dikeakos Architects, would stand 760 feet in height. Renderings depict a contemporary glass-clad tower, with a podium capped by a landscaped amenity deck and wrapped by habitable spaces.

Judging from the pictures, it seems they’re doing a floor each week?

In other Onni news, they have fully leased the Hope and 12th street sides of their Hope+Flower project with a Coffee shop (not a Starbucks) a fitness studio and one other thing. The flower st side directly facing the Pico Light Rail Station is leased with a CVS and a new Boba place coming soon. Still a few more vacant spaces to lease on this Light rail facing side. How does Onni do it? They are leasing their retail spaces while others sit empty and starting a new tower while others are halting.

From the discussion it looks like this thread title will need to be updated to 590 ft and 54 floors.

why does this always happen to LA projects? Sucks. anytime a project is proposed I'm going to assume it's going to be cut in height.

Unless the ceilings were drastically lowered or the design changed how did the tower lose over 160 feet but only 6 floors?

On the bright side it's possible we'll see four 5-600 footer U/C soon between this, Centrury City, Mistui and Mirabel.

Unless of course those get downsized like every other building. Fingers crossed though because LA needs quantity just as much as it needs more height.
