My thoughts as well. Jackson isn't that big of a commercial stretch, it might be hard for the developers to fill those leases, despite the proximity to Target and the foot traffic it pulls in. If there is to be retail on streets like Jackson, its probably best to focus on corners/intersections rather than mid block. Then again, a varied streetscape makes for a better pedestrian experience.

As long as the parking isn't going to be visible from the street, I think I'm okay with the lack of retail.

In other related news, there is a new zoning app up to replace the current building at 1026-44 W Jackson with a new 11 story 72 unit building with 113 parking spaces (wtf?) at 135 feet high. Apparently no ground floor commercial/retail (UGH). Architect is SGW and Belgravia is the developer. This is a block away from their currently U/C building CA6.

Current building is 2 stories tall from the Bays corporation - the ones who make those english muffins:

Yay to new height but massive boo to that much parking so close to the train and no ground floor commercial/retail.
It'd be nice if they kept that entrance motif, I like it.

But yeah, that's too much parking for this location!

^ From an urban planner's perspective it's too much parking for this location. But that perspective is a bit "one size fits all", narrow in perspective and doesn't take the consumer of the product into account.

There is a reason why apartment buildings get away with so little parking while condos, in Chicago, have to have parking.

They are just two vastly different customers with a whole different approach to the product. And when you are talking about 7 figure condos, lots of times the buyers have more than one car. I am betting that they don't USE their cars that much, which is a good thing. So I would view parking in this context as storage space for the belongings of a fairly wealthy household.

When viewed as storage space, this parking becomes something very different, and isn't quite so bad.

I don't know. I own an investment condo downtown that is always rented. There is also a parking spot which I always successfully rented until 2020 when everybody decided to work in their pajamas and the downtown employment situation went to nuclear shitland.

Since then I said "fuck it" and I just intermittently use the spot myself. Driving around the garage, there are NICE cars there. Audis, Jaguars, Aston Martins, BMWs, etc etc. And this isn't even a high end building.

Some of these "millionaire condo" buildings will certainly need space for their owner's "toys"

It's obviously a luxury condo so the parking is...whatever. But there should defintely be retail at the bottom. This streets needs revitalization. The other condo project under development, CA6, has no retail either.

The app doesn't have a ton of details despite being a few hundred pages long. DRI has a 50% control of this. I found a small rendering on their site of like 25% of the building. Their site says 31 stories so they increased it. It mentions 60 foot tall lobby. It says 885K sq ft so I'd imagine the new one is closer to 1 million sq ft now.

Maybe something in the 600 ft range?

It's taking the surface parking lot. That much is obvious from the application. Also from this rendering via DRI's website

32 floors @ 15' = 480'

480' + 60' lobby = 540'

throw in a rooftop mech. screen and were' probably looking at somewhere between 550' - 600' as my ballpark guess.

looking closer at that rendering, that appears to be one heck of a cantilever there at the base along wacker.

I wish they would have aimed taller and bigger. Cantilever over the Enwave chiller building and shoot for 800-1000 ft!

^ 301 S Wacker is the park, and 321 S Wacker is the parking lot, IIRC.
