Not saying that they should copy the Alexander, but they should do their homework and see what is possible for their budget.
They don't have a budget. The church put out an RFP and selected the best developer to execute their vision and, most importantly, provide them with a reliable cash infusion. Don't expect the church to micromanage this development.

Think of it this way: if the church was actively developing this site, they would have hired an architect instead of leasing the land to a developer.

no, the developer in this case is like any other consultant. the church doesn't know how to develop commercial / residential towers, so they hire someone to do it for them.
you're right that they don't want to micromanage it, but they will want to macromanage it.

Cathedral Place Phase 1 Will Stand 245 Feet Tall Next To Cathedral Basilica In Logan Square

The tower will have 3,000 square feet of retail on the ground floor, 273 residential units, and a total square footage of 265,849 square feet. Since the building will stand on the site of what is currently a parking lot, the parking will be transferred to underground with 18 spaces when the building is complete.

The building is anticipated for completion by 2024.

Cathedral Place Phase 2 At 1700 Vine Street Planned To Rise 685 Feet And Bulk Up The Logan Square Skyline



Today, YIMBY explores the most recent information on Exeter Property Group’s Cathedral Place Phase 2 at 1700 Vine Street, a high-rise that would stand directly north of the iconic Cathedral Basilica of Saints Peter and Paul in Logan Square. Massing renderings released by architecture firm Solomon Cordwell Buenz show a bulky, 685-foot-tall tower containing a prodigious amount of office space, as well as ground floor retail and dining. The massing diagram was released earlier this year alongside the unveiling of Cathedral Place Phase 1, which is currently further along in its design.

I’ll check on permits now, but a 685’er on this site would really change the feel of the skyline in the best of ways. The view from the Art Museum is going to be so much different.

If the start of construction includes anything close to a 685'er I'll go to confession. Whatever is build on that corner was penciled in as being part of phase 2. I wonder if any details of the land lease negotiations will ever come out in public. I'd be curious whether the church had any concerns other getting the max return as they could.

The article says construction will start on phase 1 which is the 245ft tower, so no need for confession quite yet.
