Good to see this project moving forward. A popular downtown restaurant was destroyed by a runaway truck which slammed into the building. Unfortunately, a young female bartender was killed in the collision. Here's an article on the renovation/rebuild from the Ithaca Voice:

Affordable housing has been a big issue in Ithaca and around the rest of the country. Ithaca is now proposing a new incentive program for developers to commit to building more affordable housing (from the Ithaca Voice):

While this has been tried in many places, I did run across an article ref: a California study (a state where affordable housing is in dire need) which contradicts the incentive programs in favor of market rate development:

I don't really know which is best, but I do know the old hometown has recently been putting developers thru hell to try and get projects into the approved for moving forward queue, and thus making it discouraging to add any units to the housing supply.

Thought I'd post a visual update of downtown development covering the last decade. There are at least three other major proposals which are in the works, but not represented here. Ithaca only has about 20 blocks in the CBD, so there has been quite a lot of change in the city.

I hope the old Library Site finally gets going.

Not sure if any incentive zoning is going to work to help the affordable housing crisis. The city/residents have to realize there needs to be more projects approved and financed with denser zoning and taller buildings to help bring the cost of housing down.

Ithaca Voice has an article on the proposed CTB downtown project. I love the warehouse concept though I wish there were condos included. Downtown desperately needs some condos.

I agree ithacat, the Warm Warehouse is the most appealing. Lots of memories for me working with a couple of businesses in those buildings when I was a young'un. Thanks for the post.
