I don't really know anything else about Nike/Free People other than what I posted, unfortunately. Unrelated to that, but I walked by the future Gorjana location a day or two ago and they redid the entranceway to their building (new doors, etc.). It looks pretty nice. Apparently they'll be opening in 2-3 weeks. (And again, not sure if this has been mentioned anywhere - there's been too much development news lately for me to keep up with!!) And I wanted to mention that while there are no specific names I remember, there are a few places on Walnut that look empty and like they're still looking for tenants but that I know are leased and that should have tenants moving in soon (so I wasn't kidding when I said Free People, and anyone else looking, will have trouble finding a suitable location on Walnut...).

Fairmount Nursing Home Closing

It looks like a large piece of real estate in Fairmount is about to become available. Let's hope it doesn't sit vacant and underused for decades.

Not development news per se but I guess this is behind Penn's big push into more life sciences space.

Research behind COVID-19 vaccines reaps close to $1 billion in royalties for Penn

Says "Penn will use the proceeds for a $750 million expansion of scientific and medical research in Philadelphia, where it is already the main driver of a burgeoning cell and gene therapy sector. Those plans include a $350 million addition of laboratory space."

The Chestnut Street store will remain open. The new space will be across from the White Dog Cafe in Wayne.

"The Philadelphia retailer plans to open a store this fall in 11,000 square feet at 201 W. Lancaster Ave."

Boyds to open store in Wayne, makes suburban outpost permanent

Is this the entire triangle?

I believe so. The area bounded by Girard Ave, Poplar St. and Corinthian Ave. It's one of the last large areas in Fairmount for potential development, aside from the parking lot at 22nd & Fairmount.

Formal office wear isn't really the status quo anywhere except maybe law firms.

Not sure what I think about "The Ben" @ Race and 2nd. It looks like they put an entirely different project on top of another for the top floors.

Anyone else think this looks awkward?

Not even there. Most Philly law firms went to business casual in the early 2000s and then "dress for your day" (jeans okay unless going to court/meeting with clients/etc) post-Covid return. A few boutique law firms maybe.

Such a downgrade from the original design.

Maybe an unpopular opinion here, but I like the latest iteration the best. To me the 2018 tower proposal seemed awkward. The 2020 version seemed acceptable but a bit dull. The latest seems like a more fleshed out and thoughtful design. Also, the materials appear to be of better quality.

While not a huge project, and one that will fly under the radar, these types of projects on blocks like these are so important to the actual revitalization and vibrancy of the Spring Garden/Callowhill area. I know I have said it before, but it's always been wild to me how far development has reached up through the riverwards, yet blocks like this one, continued to linger around much closer to Center City.

I'm confused by some of the comments. Is this still the current design?

No, the historical commission review had an updated design. No symmetry, janky windows.

Yeah I get what you’re saying. The newest version lacks some of more classical elements of the previous, but I’d say it’s still better than 90% better than other recent projects in the city.

I haven't visited Boyds in years, but per a quick search on their website, it appears they strayed away from the formal office wear added a lot more current designers. Reminded me a bit of Barney's selection before they closed.
