Phillipsburg - 144 units

Pretty cool to see a development like this in P'burg, 144 apartments + 300 parking spaces and it looks very nice:

Peron Development owner Michael Perrucci on Tuesday night presented his preliminary proposal to redevelop Phillipsburg’s Delaware River-side land north of Union Square into 144 apartments with a 300-space parking garage.

There's some on-going work on the Northampton Street Bridge. The Westbound lane.

In general, a lot of bridge work on-going. Recently work was done on the Route 33 off-ramp by Lower Nazareth Commons. Traffic for that time was terrible. Likely a lot of this via the PennDOT bridge repair that stems from inspections.

And to think we were -2 highrises in the 90s with Corporate Plaza and Gross Towers (granted, yes, the building still stands but that was one heck of an explosion).

There was also a proposed 17 floor residential highrise that never came to fruition, whose rendering I cannot find.

I noticed that Landmark Tower is missing from the schematic. Is that project officially dead? Or is that not a residential building proposal?

I believe a tenant is still being looked for. That was as of Q2 2021.

BETHLEHEM | 218-226 W. Union Blvd | FT | 4 FLOORS

Project: 218-226 W. Union Blvd

Quote:
Bethlehem City Zoning Board approved plans for an apartment building near the city’s downtown on Thursday.

Bethlehem developer Plamen “Rocco” Ayvazov proposed construction of a three-story, 39-unit development at 218-226 W. Union Blvd, near the Old Brewery Tavern. The structure is anticipated to become a marker for one of the city’s key gateways into downtown.

The plans include 1,600-square feet of office/retail space fronting on West Union Boulevard, a welcome sign along the exterior facade, and also features an elevated design to solve two problems: a lack of parking and the property’s siting adjacent to the Monocacy Creek in a flood plain.

ALLENTOWN — 1010 Hamilton St. breaks ground

City Center breaks ground on 125-unit 1010 Hamilton St. & interestingly also launches $1 million "Downtown West" development fund, offering interest-free loans for acquisition & development, per The Morning Call & 69 News.

I do like how they did the facade, and they've said the demand for residential has far exceeded expectations. More of this (hopefully on a larger scale), please!

BETHLEHEM | 25 W. Third Street | 80 FT | 5 FLOORS

Project: 25 W. Third Street

Quote:
ArtsQuest has the go-ahead from Bethlehem officials to demolish its entire Banana Factory Arts Center on Southside to make way for a new facility.

The city council on Tuesday night, following public debate on both sides of whether to preserve part of the complex, voted to permit the demolition. The 5-2 decision overruled last month’s vote by the Bethlehem Historic Conservation Commission that recommended keeping two of the buildings. The commission and council had previously approved demolishing four of the six structures that house the visual and performing arts center at 25 W. Third St.

Todd Chambers, an architect with MKSD Architects in South Whitehall Township and ArtsQuest adviser, said that since the project was first presented to the historic commission in 2018 the construction climate has changed to the point that preserving two of the buildings is no longer economically feasible. And undue economic hardship represents a reason for the city to grant a certificate of appropriateness for demolition within the city’s historic areas.

Plans for the estimated $22 million-$23 million new cultural center include demolishing all existing structures at the site and building a new semi-detached, five-story, steel-frame structure with flat roof and mix of brick- and metal-panel siding stretching along the West Third Street facade and connecting to a new semi-detached single-story brick masonry structure with flat roof facing Northampton Street. The new structures will rise as high as 80 feet, with a green-space plaza planned to the rear (north) near on-site parking.

BETHLEHEM | 128 E. Third Street | FT | 6 FLOORS

Project: 128 E. Third Street

Quote:
The Bethlehem Planning Commission on Thursday night approved a land development plan for a Southside mixed-use apartment building.

The proposal, offered by Rocco Ayvazov's Monocacy General Contracting, is slated for 128 E. Third St., and involves the construction of a six-story building with 55 apartments and first-floor retail.

The apartments themselves — 10 studio units and 43 one-bedroom and two two-bedroom dwellings — will take a 308 Webster St. address.

The site is located in the South Bethlehem Historic Conservation District. Conditional relief has already been granted for demolition of a 6,500-square-foot, two-story existing structure. The existing building has been a store, a plumbing business and a homebrew supplier.

BETHLEHEM | 413-415 E. Third Street | FT | 5 FLOORS

Project: 413-415 E. Third Street

Quote:
Peron Development has approval from Bethlehem to build this 36-apartment building with ground-floor commercial along 413-415 E. Third St. on Southside, in front of the city's new parking garage at Polk Street.

The biggest is Peron Development’s 36-apartment building with 9,060 square feet of ground-floor retail at 413-415 E. Third St. The building will mask the city’s new 731-space parking garage being built to the rear, with pedestrian bridges connecting to the third floor of Peron’s new building and the sixth floor of the adjacent Northampton Community College Fowler Family Southside Center, according to Peron director John Callahan.

Project: Monte View at Pohatcong

Quote:
Construction of a new 120-home development in Pohatcong Township is expected to begin in 2023, the developer announced on Tuesday.

Monte View at Pohatcong is the latest local venture by Larken Associates, which already has a dozen other complexes in the Lehigh Valley and Phillipsburg area.

Larken said its newest community on nine acres along High Street in Pohatcong will be comprised of three low-rise garden-style buildings and a four-story building with a ground-floor clubhouse, along with a pool, dog run and fitness center. Completion is expected in 2025.

The developer’s news release boasted the location’s proximity to I-78 and amenities in Phillipsburg and the broader Lehigh Valley.

Waiting for the sale of the old State Hospital in Allentown, will be one of the largest projects, maybe thee largest, in the area for quite some time. Though it isn't especially exciting, a little retail, new housing and a new middle school
