Nice work Solar, as always. 160 Elizabeth is beefy.

The only condo project of the bunch is Embry. I wonder how sales are going. There's a reason all of the other projects are rentals...

Southbridge phase 1C got LIHTC funding from the state. This phase is two midrises, plus a highrise at 5 E 23rd St (https://gisapps.chicago.gov/gisimage...pds/PD1419.pdf)

The highrise will have 75 units and looks to be 165 ft. Here's the latest rendering I could find

All this infill is really expanding the general node. The Sears Tower needs more company and density close to it, IMO.

This area below would be prime for new development. There's a lot of garbage here that can be replaced.

I've lived in Chicago awhile, and this is that 'Bermuda Triangle' kind of area close to downtown that is very mysterious to me and I've only been to like once or twice, lol.

For folks dooming about downtown Chicago losing it's mojo, Shapack partners submitted two zoning apps for a megadevelopment in River West. Someone feel free to get a new thread started

I believe that area is zoned industrial that doesn't allow residential? The Maxwell shopping center was proposed with some residential on top, but I believe the alderman wouldn't approve. They want some areas to remain affordable so that logistics and industrial service can be close to downtown. I could be making this up, but this is what I remember from past discussions.

those parking ratios sound to goo to be true. 1159 units and only 175 parking spots? Anybody got a link/pic of these projects.

Doubt it. The PD apps don't even include elevation sketches.
Maybe Crain's will squeeze some images out of the developer?

Holy moly... thousands of units just in these Shapack proposals. Signs that the architecture will be good. The casino getting built just to the north, with new infrastructure and riverwalk. Then Halsted Pointe/Onni with thousands more units.

It only makes sense... walkable to Fulton Market, River North, and the Loop, but with a quieter more neighborhood vibe.

That intersection at Halsted/Grand/Milwaukee is gonna become hell on earth, though, and not just for drivers...
