Raze Application Filed For Long-Planned Chinatown Development

"A raze application has been filed for a Chinatown property that could signal movement on a long-planned residential development in the neighborhood.

The raze permit was filed for 616 I Street NW this week, which is one of the addresses of a new residential project that Monument Realty has had in the works for years.

The 11-story development would deliver 160 units at 610-624 I Street NW. The Hickok Cole-designed building was originally proposed in 2015 as a 10-story, 133-unit project..."

100-Unit All-Affordable Development Pitched Near Union Market

"Another all-affordable development is on the boards for DC.

Cubed Partners has filed a planned unit development application with the DC Zoning Commission for a 98-unit, all-affordable residential building near Union Market at 1232 4th Street NE. The existing building at the site would be razed and a new, 10-story plus penthouse building will be constructed at the site.

The development, designed by PGN Architects, will include 31 studios, 56 one-bedroom units and 11 two-bedroom units. All of the dwelling units will be affordable to income levels at or below 60% of area median income (AMI) with 20% of the units at or below 30% AMI..."

Finally! I used to work a block away and would frequently walk down this block to stop by La Colombe for coffee. On the north side of the street the block is significantly better after completion of 600 Mass Ave about 6 years ago... now the south side of the street will finally get an upgrade!

This is great news for the 11th Street Bridge Park. Honestly, I was highly skeptical this would be built but it looks like it is moving forward.

Michael Neibauer at Washington Business Journal tweeted about two proposed developments.

"Permit issued for new construction of a 4-story, 49-unit affordable apartment building at 3450 Eads St. NE. Looks like a Neighborhood Development Co. project. PUD dates back to 2016. Architect Grimm + Parker..."

Wow! We lived at the 909 for years. It looks like the residential building that has been planned for the Waterfront Church adjacent to 909 NJ Ave is finally going to be built.

Hopefully this moves forward. The Navy museum is a very interesting museum and one of the best-kept secrets in Washington. Due to its location in the Navy Yard and the security of the base, however, even before COVID, it saw very few visitors.

Yeah, I tried to visit once and the security was like "no, you need to fill out these forms and wait in this crowded lobby for an hour+" so I decided to pass.

I can wait for this before I visit again.

I don't have a subscription to the Washington Business Journal. Is there a map somewhere that shows the section of land the Navy is transffering to the District in this land swap? I know it says it's close to the 11th Street Bridge, but is it where the parking lot is currently located adjacent to the bridge at the southeast corner of O St SE & 10th St SE?

Michael Neibauer from the Washington Business Journal tweeted about the Stacks development at Buzzard Point

"Tower crane incoming for Akridge's The Stacks at 101 V St. SW (Buzzard Point). First phase will be an underground garage topped by 3 buildings, to be constructed by Clark, natch. Project is a monster. Architects include Gensler, Morris Adjmi, Eric Colbert, Handel, West 8 and Lee."

^^ I might be forgetting something but this overall development may very well be my favorite. Going from nothing to something and the overall design looks very urban and interesting to stroll through from a pedestrian perspective.

I stayed at the Cambria hotel in Buzzard Point on Monday that is directly north of Audi Field. The amount of development currently in the neighborhood is astonishing. I will post some photos later today.

Yeah I agree. Anyone driving in that area must be very patient. Especially around the new circle. But the potential for this area is monstrous. I cannot wait to see what it look like at the end of this decade.

Here are a couple of photos of development from my visit to DC earlier this week.

This was taken from the train of a development in NOMA.



This is in Buzzard Point, just north of Audi Field-- I think this might be the Stacks development.


This residential building is on 4th Street, SW, north of the Safeway.




This residential building is directly across South Capitol Street from Nats Park, next to the Camden South apartments.
