No word on height/floors but looks pretty big. Also, lazy to count floors on rendering.

Large mixed-use development slated for city-owned block in East Harlem

As East Harlem prepares to undergo a sweeping rezoning that would dramatically alter its landscape, a block-long site that is home to four community gardens is slated to become a 751,000-square-foot, mixed-use development.

Mayor Bill de Blasio's administration has selected Jonathan Rose Companies, a prolific developer of rent-regulated housing, to construct 655 apartments and a host of amenities intended to create a self-sustaining community along East 111th and 112th streets, mayoral spokeswoman Melissa Grace said. The mostly city-owned site is bound by Madison and Park avenues and excludes two lots the administration was unable to acquire — a four-floor apartment building and a vacant plot of land.

In addition to apartments, the project will include a YMCA, supermarket, restaurant, job training center, preventative health care facility run by Mount Sinai, 85,000-square-foot DREAM charter school and space for the 122-year-old community organization Union Settlement, Grace said.

The new homes will be rented to people earning a range of incomes: One-fifth for three-person households earning up to $24,480, 60 percent for families of three making up to $48,960 and 20 percent for families of three earning $106,031. The highest bracket is more expensive than market-rate apartments for long-term and new tenants in East Harlem, but the city is dubbing this a "100 percent affordable" project because the city's housing agency will regulate all rents.

^^^I count 38 floors on the rendering but I might be off a few depending on if the floor heights are double in the podium. Nice project for Harlem! I always thought this area would be great for development. Looking across the park to a wall of supertalls!

CPC Approves Mixed-Use Development with Community Gardens in East Harlem

The land use application includes: (1) designating an Urban Development Action Area and an Urban Development Action Area Project for the area; (2) disposition of the property to a developer selected by HPD; (3) a zoning map amendment; (4) a zoning text amendment to establish a Mandatory Inclusionary Housing area; (5) the City acquiring a portion of the area for community garden use; (6) a special permit to modify height, setback, and yard requirements; (7) a special permit to allow commercial use above the second story in a mixed-use building; (8) a special permit to modify parking requirements; and (9) certification from the City Planning Commission to modify ground-floor use requirements.

Rose Companies files plans for 384-unit resi complex in East Harlem

It will rise 37 stories with 384 residential units.

Representatives from Jonathan Rose Companies did not respond to a request for comment. L+M declined to comment.

The city selected Jonathan Rose Companies and L+M last February to build Sendero Verde in East Harlem, a 751,000-square-foot mixed use development. The project will feature 655 rent-regulated apartments, a charter school, a supermarket, a YMCA, a community center and a health care center, and it will be on city-owned lots between East 111th and 112th streets between Madison and Park avenues.

The project is expected to include 163 affordable housing units and 79 senior citizen housing units.

Phase One Of The 100% Affordable Housing Development Sendero Verde Tops Out In Harlem

About half of the units in Phase one will go to households earning 60, 80, and 90 percent of the area median income (AMI). Thirty percent of units will serve extremely low-income households, including the formerly homeless. Another 20 percent of units will be available for families earning less than 50 percent AMI.

PROMESA Inc, an affiliate of Acacia Network, will have 2,700 square feet of community facility space in Sendero Verde, including eight private offices, a medical exam room, and a conference room. PROMESA will provide on-site social services ranging from access to a resident social services director to occupational therapists, housing specialists, and case managers, to art and dance classes and 24-hour security.

Phase two of Sendero Verde will add another 350 residential units, all affordable housing for various income tiers. When Sendero Verde is complete, it will have added 700 units of affordable housing, community and social service space, a school, publicly accessible open space, community gardens, and retail to the neighborhood. The development is also expected to be the country’s largest development to meet Passive House energy efficiency standards. Elements such as green spaces, a reduction in draft and energy loss, individually heated and cooled units, triple-glazed windows, and mechanically ventilated spaces with energy recovery are designed to have Sendero Verde use 60-70 percent less energy than similar buildings in size and scope.

Phase one of Sendero Verde is expected to be completed in 2022.

JV closes on $223M loan for affordable East Harlem development

The development features 709 units of affordable housing, community and social services space, a school, publicly accessible open space, community gardens, and neighborhood retail.

Phase two of Sendero Verde will include 347 units of affordable housing serving a variety of income tiers, from formerly homeless to 90% of Area Median Income, as well as one superintendent’s unit. Once both phases are completed, Sendero Verde will include a senior and youth community center, school, community art room, and other community amenities, as well as numerous green and open spaces for the East Harlem neighborhood. Phase two is expected to begin construction in the coming weeks, to be completed in 2024. The project will have a 60-year regulatory agreement and will benefit from a 40-year tax abatement through the Article XI.

The $223 million phase two of Sendero Verde was financed with construction loans from the New York City Housing Development Corporation and the New York City Department of Housing Preservation and Development, with additional Resolution A funding from the New York City Council and grant funding from NYSERDA. The project is also funded through a letter of credit from Citi Bank and a syndication of federal low-income housing tax credits and solar investment tax credits as well as New York State Brownfield Tax Credits to Goldman Sachs.

“Sendero Verde’s mix of incomes, passive house design, plaza, gardens and more than 85,000 square feet of community space serving education, youth and senior activities and health needs provides a model for the next generation of communities of opportunity,” said Jonathan Rose Companies President Jonathan F.P. Rose. “We are so grateful for the support of our community neighbors and the local Community Board, our partners and the city agencies that made this project possible.”

Sendero Verde: World's largest affordable Passive House project takes shape in East Harlem, launches lottery from $388/month

Individuals and households earning $15,806-$162,800 (30 to 110 percent of the area median income) are eligible to apply for 324 apartments starting at $388/month for studios, $492/month for one-bedrooms, $582/month for two-bedrooms, and $662/month for three-bedrooms.

In addition to the new housing units, the city says that the first phase of Sendero Verde will feature community space for Union Settlement Association, space for a school with a full gymnasium, and an 18,000-square-foot courtyard with a children’s play area, adult outdoor exercise equipment, seating areas, and a performance stage. Moreover, community gardens that once inhabited the building site are being relocated to the development site.

Interior renderings depict open layouts with large windows, hardwood floors, and open kitchens with counter seating and stainless steel appliances. Residential amenities will include a gym, package lockers, central laundry room, bike room, computer room, and lounge/community room with access to outdoor space.

Sendero Verde is taking shape in East Harlem, one block from Central Park and a half-mile north of Mount Sinai Hospital. The three-wing, nearly full block plan is being designed by Handel Architects and is already home to a nearly-finished 15-story building on East 112th Street and another 10-story building on East 111th Street. Delivery of those two buildings (phase 1) is estimated for 2022 while foundation work for the 34-story, 394-unit tower is ongoing.

Sendero Verde’s 34-Story Second Phase Progresses At 50 East 112th Street In East Harlem, Manhattan

Construction has passed the halfway point on 50 East 112th Street, the tallest tower in the Sendero Verde mixed-use complex in East Harlem, Manhattan. Designed by Handel Architects and developed by Jonathan Rose Companies, L+M Development Partners, and Acacia Network, the 34-story tower represents the second phase of construction and will yield 361 permanently affordable renal units for low- to moderate-income families and the formerly homeless. The edifice is rising directly to the west of the completed first phase, which encompasses a 15-story tower at 60 East 112th Street and a ten-story structure at 75 East 111th Street. The latest tower will span 395,000 square feet, making it the largest affordable Passive House development in the world. L&M Builders Group is the general contractor for the property, which is located at the corner of East 112th Street and Madison Avenue.

Recent photos show the reinforced concrete structure surpassing the parapets of the completed components to its east, with orange netting enclosing the exposed floor plates and formwork supporting the new levels at the top. Façade installation has begun on the lower stories and is steadily rising on all four sides of the tower. The envelope is composed of varying shades of earth-toned masonry surrounding an orthodox window grid, creating a cohesive appearance with the first phase of the development.

King Contracting Group is leading the brick façade installation, which began in late August. Metal frame studs precede the final façade on the middle floors. Based on the pace of progress, the structure could top out sometime in the first half of 2023.
