Areas about to get a lot busier. So much density being added. I'd be curious to see a study done in 2020 on the day time population of Manhattan or even NYC. Note... day time population which includes all visitors, workers... pretty much everyone + current population. Last I heard, Manhattan in 2012 had about 4 million people in any given day. I'm sure that number has swelled given all of the new business and residents.

In that rendering, there's open space where the taller towers could still rise.

It's time for that crappy pier to come down. This area sorely needs supermarkets and retail. That could be built on the ground level with some greenspace too, and soccer fields could be built on the roof. The garages must go.

I grew up incredibly close to this building, and am still in the neighborhood a couple times a week, and can say, this neighborhood is hilariously underdeveloped.

UPS and FedEx have huge footprints in this neighborhood, and right behind this building UPS owns and operates a sorting facility as big as this building. I can't believe that site hasn't been redeveloped, but there are probably close to a dozen sites currently occupied by forgettable garbage that are primed for redevelopment. This is going up right in the middle of the neighborhood and is probably halfway up already. Tons more development in this corner of the city to come.

I used to visit this area a lot. The UPS and FedEx warehouses on Washington are horrible.

A lot of it has to do with zoning. I know the city rezoned the Hudson Square area a few years ago. But a lot of those large buidings would simply be adapted for office use.

I'm hoping this brings about some nice resi projects to cater to the projected future need. This, like Amazon, will require housing, which as we know, is always a tight market.

I think its about time that Tribeca starts to see higher height limits and greater density for projects.

Pier 40 would be a great opportunity. You could fit 1000's of units. A prime site for a mega development.

Speaking of which, I've always wondered when BMCC would sell their campus on the West Side Highway a few blocks south of this, sandwiched in between Citi's refurbished global HQ, and the WTC. It's horrendous, but reminds me of this building, 550 Washington in some ways.

The company, a division of Alphabet Inc., also signed a letter of intent to occupy about 1.3 million square feet of space at 550 Washington St., which would move it to sixth on the list, with 3.1 million square feet, according to Bloomberg calculations.

“When the Googles of the world and the Amazons of the world announce decisions like that, other tech companies don’t necessarily pile on, but they notice that, oh, this is a place to be,” said Peter Muoio, chief economist at Ten-X Research, a unit of real estate firm Ten-X Commercial. “This really cements that it’s not really just a secondary kind of market, that it’s really becoming a tech capital.”

Leading the list is coworking company WeWork Cos. and finance industry stalwarts including JPMorgan Chase & Co., Citigroup Inc. and Morgan Stanley, according to Cushman & Wakefield. Google’s latest investment helps cement its position as Manhattan’s largest big-tech office occupier.

Googlers call for company to become a more socially conscious real estate buyer

The resolution also calls for Alphabet, Google’s parent company, to address racial and gender diversity and criticizes the way contract staffers are treated, according to Bloomberg. It says Alphabet has responded inadequately to key demands that workers made in a massive November walkout and wants the board’s compensation committee to look into adding metrics like executive diversity into its bonus system.

Major tech companies have recently started to address the role they have played in rising housing prices in a more direct way. Earlier in January, Microsoft announced that it would invest $500 million for affordable housing in Seattle. Facebook and other tech companies in the Bay Area followed suit about a week later, preparing a $500 million investment fund to help coordinate solutions to the severe housing shortage in the area.

This reminds me, people often compared the way Google was expanding in the City to the way Amazon planned its campus, implying there would have been no issues with that. But what they failed to understand is that Google came in stealth mode. No big announcements about what we are seeing today. And the more Google began to expand, the more the grumblings started, especially when they bought the Chelsea Market. If Amazon came in and didn't have to plan for a future campus of the size it had, and just blended into Manhattan along with everyone else, it would still be in New York. But the economic growth the City has been trying to get in the outer boroughs, and the decentralization of all those jobs in Manhattan wouldn't have come either. But Manhattan is already well beyond gentrified. From time to time I hear people say "why does everything have to be in Manhattan?". It's just easier in a more established place. But switch roles of the two expansions, and the same people would have been against Google's expansion. It's been mostly positive for Google because they have been under the radar, and in Manhattan.

Further adding to the lessons to be learned by other companies wishing to expand, without irking the NIMBY swine.

Stealth mode, as we have seen with the reality TV show called HQ2.

Typically, the idea goes like this. Stay under the radar, until the permits and approvals are issued, and than build away!

I do hope business strategist study the failures of the HQ2 soft-cost stage, and learn from that travesty.
