Didn’t the developer say it was a family-affair? Maybe the kids are nickel-bag dealers in Papago Park. Would explain the pace.

Can't be any slower than Park Place....Gilbane sprouted up quicker than it took for Park Place to fill the underground garages....they should have been much further along right now...

Maybe it's an apprenticeship project where someone is teaching their kids every phase of construction. This project takes slow to whole new definition.

I'm guessing they are building at whatever pace they can afford, and if the economy does crash, declare bankruptcy and move on...

Permits are time-limited, at least in Phoenix, so it's not like they can drag ass forever.

I legit drive by this site twice a day & have seen more workers on site the last 3 weeks or so...so maybe that’s a positive sign. Someone on here said it will be a 3-4 year project & the developer said financing was fine. But in reality, the writing is on the wall. They are self financing & as Ronnie said, the project will crash if the economy does.

I read an article the other day from 2017 that they had to change to post tension slab Type I construction from their original plans. I will try to track it down but it said it delayed their new construction drawings by two years to reconfigure and plan the whole building again. With that said, that falls around this time frame so they could be ready to move at a faster pace.

The enormity of Mirabella kitty corner to the enormity of Union is mind boggling to me--the footprints of these projects is just huge. I had been around ASU since the mid 1980s and remember the IGA.

...and the Tower Records...

I drove down University for the first time since all this construction and it felt like I was somewhere else. I think its great change. Need Scottsdale to go through this sort of transformation as well.

Holy Crap! Those are some great pics! Thanks for posting! Love what’s happening in Tempe! Lived at Palo Verde West (still there!) in 1976 and would never have imagined that it would look like this now. I have to pinch myself to make sure I’m not dreaming...
