Project: 303 First Street

A developer with a controversial history has been given the green light to construct a new building at several Downtown Jersey City parcels just steps away from the Newark Avenue retail corridor.

During their August 9 meeting, Jersey City’s planning board approved an application from Village Townhouse Estates to develop four properties they own at 303-311 First Street. Owned by local developer Peter Mocco and totaling just over 7,000 square feet, the current surface parking lot runs to the corner of Coles Street.

No affordable housing is included in the proposed project, which will feature 11 off-street parking spaces in the building’s cellar alongside 20 bicycle storage spots. An underground stormwater detention vault is built into the plans, as is a 720-square foot common roof terrace for future residents.

The building’s exterior will consist of ivory brick on the first floor, with an entry canopy sporting a dark metal material. The higher stories of the building will feature cast stone, with a cornice demarcating the top floor.

Jersey City Factory Getting Reborn as Phase Two of Hudson House

A massive redevelopment effort near the northern end of Downtown Jersey City has begun a new segment of work that is restoring a historic factory into loft-style residences that will include sprawling retail space.

Work revitalizing the former Emerson Radio Factory at 301 16th Street is humming along following years of planning. A rezoning effort that began in 2017 ended with approvals the following year greenlighting a 1,000-unit complex featuring three 26-story towers plus an adaptive reuse of the 600,000-square foot factory.

Construction on the first tower began in 2019, with the building opening as Hudson House earlier this year. Manhattan Building Company is now working on the second portion of the work across the street, which will breathe new life into a facility that was built over a century ago.

The second phase of Hudson House overlooks Coles Park, which opened last year after being constructed by Manhattan Building Company as a community giveback during the approval process. The area surrounding the former factory is undergoing a huge transformation, as multiple developments have recently opened and several more have approvals in place.

Aw, makes sense now. The one tower concept is better than two, but I find the new building to be on the bulky side.

I'm hoping we see some movement on the West Side development. Arguably one of the most transformative large scale projects for JC.

Two new 12 story buildings recently proposed: 203-205 15th Street, a mixed-use building, and 3079 Kennedy Blvd, a hotel.

Also, 30 Journal Square isn't happening anytime soon as they've asked for a seven (7) year extension!

First Bayfront building officially approved. Does anyone know when the light rail extension is supposed to be completed? JC is really firing on all cylinders.

Hmm... I feel like this should be a couple floors higher. And more finely grained. It reminds me of a Texas Donut. I'm also hoping street level is more animated than just a large apartment building lobby with a couple shops.

We're in an affordable housing crisis, and this first building speaks average rather than a bold response.

I'm excited they're starting to build out soon, but yeah I thought the plan was for the first phase to include a number of 10-12 story midrises. This looks like nice filler material that would fit the West Side build out, but hardly very bold.

2) 270 Magnolia Avenue
3) 808 Pavonia Avenue
4) 132-140 Van Reipen Avenue
5) 12 Bryan Place


808 Pavonia being a very large one.

In addition, the new 60 story tower including a new Shop Rite going where the Bed Bath and Beyond store is located in the Hudson Exchange development area was approved as well as 50 and 55 Hudson Street, two massive residential projects totaling around 2,000 units.
