Whats with the drama? 'I'm never going back'. They are completely different stores with different items. Sometimes I need stuff from a traditional store or more of natural foods store. Just shop where you want. And, I don't need to give either a chance. I shop at both.

Idk, I usually go to frys because its like 3% less across the board.

But I also go to Safeway if i need something quick and it happens to be 2 seconds away from where I live

This was just pulled from the September 9th Encanto VPC agenda. No explanation but I’m guessing they’re not ready. We haven’t seen a staff report yet.

Maybe adding a little more height? They did want to zone that lot to max height didn't they?

Well unless you have several hundred million dollars laying around to use towards development, or know somebody who does, what does moaning and bitching do on a random internet board accomplish?

They didn't even know what the use was going to be when it was first unveiled.
I've never seen a project do that in Phoenix before--"flex" space never bodes well for a project. The W, Jet, and Berger developments all proposed it and those were only partial flex space, not the whole damn thing.

The likelihood of this project is low in my book if they're going to keep it in its presently nebulous configuration, if it even gets approved.

I've long known that APS would be using that lot for a substation but I didn't know they would save the street frontage for uses people can actually enjoy. That's good news.

I hate APS for gobbling up sooo much land downtown. Downtown Tempe doesn't have substation sprawl. I have the feeling they're longterm landbanking these lots using their power of eminent domain and once downtown starts to run out of developable land developers will start clawing at these substations and APS will profit handsomely.

Not to mention that Phoenix metro area isn't close to 6 million, or 6 million plus. At best 15 years away, more like 20+ years away from that.

We have traditionally added roughly 1 million people per 10 years (slightly less)

Assuming we retain the high growth, and there is no reason right now to think we wont, we should be around 6 million by 2030

That should be accurate. Phoenix's metro was 4,857,962 as of April this year per estimates. It's safe to say we will be right on the border of 5 mil in the 2020 census and right around 6 mil in 2030 if Phoenix retains it's current growth.

Edit: If we could count all the snowbirds, we are already well over 5 million half the year
