I just find it weird that they haven’t put anything out. We have an idea of what the building will look like, just based on DOB documents. But that’s not the same as an actual rendering with actual details.

It’s just rare these days that a company builds a headquarters skyscraper from the ground up. You would think it would want to publicize it, if only because they took down a 700 ft building to build it.

I know there’s no need to lease space in it, a reason a lot of developers publish renderings of towers. I just think that, with the building fully under construction, more people in the city should be aware of what’s going up. It’s a pretty big building, even for New York.

I remember reading something where JPMorgan/Chase said they wouldn't release a rendering until the old building was completely gone

I imagine they are very deliberately not showing renderings. In this case JPmorgan has almost no tangible need to publish images of its building.

A lot of times renderings only serve to galvanize or create opposition to a project. Renderings released might have created a preservation movement/lawsuit to delay the project. People respond to images and not filing paperwork.

This is the Financial Capital of the World. Unlike the typical American city (Chicago, Atlanta, etc.) where office development may cease altogether, in NY, there’s an insatiable demand for space.

JP Morgan Chase doesn't have to worry about opposition. This tower was approved a couple of years ago. Any opposition was in regards to the demo anyway, and that ship sailed a long time ago. They have managed to place a rendering of the plaza on site. I guess, the loophole being technically they're only building the table top (full NB permit hasn't been issued yet). They aren't required to put a full rendering on site yet. But this will be a very architecturally distinguished building. It's something they will be proud to call a headquarters. You'd think it would be out by now.

Yeah, 280 Park Ave. sucks. Can't wait for it to be demolished, and hopefully replaced by a landmark supertall.
