37 Sixth Avenue Quickly Rising Over Prospect Heights, Brooklyn

Quote:
Construction is on pace to top out soon at 37 Sixth Avenue, a 26-story residential building in Prospect Heights, Brooklyn. Alternately addressed as 495 Dean Street and 664 Pacific Street, the project is designed by Marvel Architects and is being developed by the Brodsky Organization. The 343,788-square-foot structure is part of the Pacific Park mega project and will contain 323 rental units. The site is located between Dean Street and Pacific Street, directly across from Barclays Center and 18 Sixth Avenue, another residential project underway in the neighborhood.

Photographs from Tectonic show the degree of progress that has occurred since our last visit in April, when workers were only about four floors above grade. Now crews are forming the 21st floor, while metal frame studs and insulation boards can be spotted on the lower floors in preparation for the installation of the curtain wall.

A 616-seat, 69,858-square-foot public middle school will occupy the first five floors of the building and two floors below street level. The planned residential amenities include a gym, indoor and outdoor residential lounges, and a children’s playroom.

The 2, 3, 4, 5, B, D, N, Q, R, and W trains at the Atlantic Avenue-Barclays Center station are conveniently close to the property. Also nearby to the north are the A and C trains at the Lafayette Avenue station and the G train at Fulton Street, as well as the LIRR trains at Atlantic Terminal along Flatbush Avenue.

37 Sixth Avenue is slated to be finished in the fourth quarter of 2021, as noted on the construction fence.

Adding "Pacific Park" to the title. This is the formal current name.

Here's the teaser/sales website: https://pacificparkbrooklyn.com/

For future reference if folks want to buy a unit out there.

You can reach the Pacific Park Brooklyn Community Liaison Office at 866-923-5315 or by email at communityliaison@pacificparkbrooklyn.com.

Eventually with full build out, this will be a very nice addition to Brooklyn. I hope they increase the unit count in due time for future towers to be added.

Updates:

https://newyorkyimby.com/2020/11/37-...-brooklyn.html

Façade work is shaping up at 37 Sixth Avenue, a 26-story, 343,788-square-foot residential building in Prospect Heights, Brooklyn. Alternately addressed as 495 Dean Street and 664 Pacific Street, the project is designed by Marvel Architects and The Brodsky Organization and will add 323 rental units to the Pacific Park master plan. The site is located between Dean Street and Pacific Street, directly across from Barclays Center and 18 Sixth Avenue, another residential project underway in the neighborhood.

New photographs show the degree of progress that has occurred on the property since our last update in July, when construction was still on its way to topping out. More than two thirds of the building is now clad in the brown brick and glass envelope, with preparation underway for the remainder of the floors, where an insulation layer is being applied to the metal stud frames. The window frames will go in next, followed by the brick surface.

Located diagonally across the street, the 532-foot-tall 18 Sixth Avenue stands prominently over the neighborhood. Though 37 Sixth Avenue doesn’t approach the former’s height, both contribute well to the density of the neighborhood surrounding Barclays Center.

Pacific Park is really starting to look like the long envisioned plan for Atlantic Yards from over a decade ago. Certainly holding up as Brooklyn's version of Hudson Yards!

Foundations Underway For Pacific Park’s 595 Dean Street In Prospect Heights, Brooklyn

Quote:
Foundation work has begun at 595 Dean Street. a pair of residential buildings in the Pacific Park complex in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the project will yield 800 residential units, 72,600 square feet of public open space, ground-floor retail space, 455 underground parking spaces, and a Chelsea Piers Field House, the first in Brooklyn. The development is bound by Pacific Street to the north, 550 Vanderbilt Avenue to the east, 535 Carlton Apartments to the west, and Dean Street to the south.

Recent photographs show construction workers steadily putting together the northern perimeter foundation walls using multiple sections of concrete formwork. Excavators are carefully digging between the below-grade walls on both long dirt ramps that lead up to the sidewalk and toward the very bottom of the building’s foundation level along the southern edge of the rectangular property. Also spotted on site was steel rebar protruding from an outline of the inner core. At this pace, excavation will likely be mostly complete by the spring.

The main rendering shows a composite mixture of a brick masonry façade making up the majority of the podium levels, dark gray metal panels, and floor-to-ceiling glass. Mechanical extensions enclosed in what looks like a metal mesh screen cap both addresses, atop the flat roof parapets lined with glass railings for what could be outdoor rooftop amenity spaces. A revised and finalized floor count has yet to be announced, but the taller of the two shows roughly 27 floors and 22 floors for the shorter, architecturally identical sibling.

The public open spaces are being designed by MNLA and will come with a playground, a picnic grove, and a dog run on the western side of the site, while the eastern plaza will house a spacious central lawn surrounded by landscaped walkways, a fountain, and shaded woodland garden. The upcoming Chelsea Piers Field House will have a fitness center, youth sports facilities, a learn-to-swim pool, and space for classes, camps, and after-school programming.

595 Dean Street is set to achieve the LEED Silver sustainability rating and projected to be completed in the spring of 2023, as noted on the construction fence.

258 middle-income units up for grabs at Brooklyn’s Pacific Park complex, from $1,905/month

Quote:
A housing lottery opened this week for 258 middle-income apartments in a new rental building in Prospect Heights. Designed by Perkins Eastman, Brooklyn Crossing is a 51-story residential tower in Prospect Height’s 22-acre Pacific Park mega-development. New Yorkers earning 130 percent of the area median income, or between $65,315 for a single person and $167,570 for a family of five, are eligible to apply for the apartments, which range from $1,905/month studios to $3,344/month for two bedrooms.

Located at 18 Sixth Avenue, Brooklyn Crossing is the tallest addition to the Pacific Park development. Upon completion, the development will have 15 buildings and 6,500 total housing units, 2,250 of them affordable.

Developed by the Brodsky Organization and Greenland USA, Brooklyn Crossing launched leasing at the rental last week. The residential tower offers a total of 858 mixed-income units, ranging from studios to one-to-three bedroom apartments.

“The middle income housing units allow us to provide people of all backgrounds with everything the building and the Pacific Park development have to offer, and to celebrate the diversity Brooklyn is known and loved for,” Alexander Brodsky at The Brodsky Organization said.

Yes and both culminating into an abjectly UNDERWHELMING cadre of architectural efforts.

Too much glass for Hudson Yards.
Too much rectilinear banal structures for Pacific Park.

Another day in the disappointing life of a NYC architectural buff. Sheesh.
