More than three decades ago, a New Orleans native who had been practicing law in Houston turned a stately mansion on Montrose Boulevard into an exclusive boutique hotel modeled after a small inn and restaurant in the south of France.

Now the hotel is expanding with a more modern bent: a luxury residential tower.

Steve Zimmerman, the hotel's longtime owner, and real estate development firm Hines said Monday they will partner on what will be a 34-story building to be called the Residences at La Colombe d'Or.

With 285 high-end apartments, the building is scheduled to break ground during the second quarter of next year.

The new tower is being planned for a site just behind the original mansion in place of a parking lot and the ballroom, which Zimmerman says will be replaced on another site nearby at some point in the future. The owner plans to save the existing wood paneling and fixtures to reuse in the new ballroom. The hotel will remain in place.

As part of the new development project, the hotel and restaurant will undergo a $10 million renovation and expansion.

The high-rise will connect to the hotel through a series of amenity areas, including an art gallery and outdoor plaza with fireplace. Another 14,000-square-foot outdoor greenspace is planned for the northernmost portion of the site.

With a design by the Munoz & Albin architecture firm, the new building will also have 17 additional luxury rooms for guests of the hotel.

The historic ballroom of Montrose Boulevard's boutique hotel La Colombe d'Or will see its last waltz at a private party this weekend.

Le Grand Salon de la Comtesse, an 18th-century Rococo room with walls of English oak paneling, gild-ed-frame mirrors and grand chandeliers.

The salon is named for the French-Belgian princess La Comtesse Elisabeth Greffulhe, who is immortal-ized as a character in Marcel Proust's "Remembrance of Things Past."

Oil tycoon John Mecom Sr. brought the 45x65 feet room over in pieces in the 1960s. His son sold it to Houston businessman Steve Zimmerman in the 1990s, who ensconced it in a stucco building adjacent to his hotel and restaurant. Starting Monday, it will be dismantled and stored to make way for a new 34-story luxury apartment building.

A new luxury-living high-rise and an old-world boutique hotel have linked up, literally, with a shared project in Houston. Between the structures, which share a city block, an amenity corridor of gardens, sculpture and parkland will serve both sides of the juxtaposition.

Site-prep for the Residences at La Colombe d'Or began earlier this year on the back lot of neighboring hotel La Colombe d'Or. Hotelier Steve Zimmerman has operated the storied lodgings since 1982 in a 1923-vintage historic manse located in the city’s Montrose area, near the Museum District and close to downtown.

The Zimmerman family is part of the project’s joint venture with Hines and TH Real Estate, an affiliate of Nuveen, the investment arm of TIAA. The estimated total development cost, which includes a $10 million renovation of the hotel and restaurant, is $150 million, according to Kevin Batchelor, Hines’ senior managing director.


Munoz+Albin's design for the sleek tower features a brick, limestone and glass exterior, with interiors by Rottet Studios.

Slated for 2020 completion, the tower will occupy the back of the jewel-box hotel's one-acre lot. For the past 25 years, that spot was occupied by the hotel's tony ballroom—and its lavish 1730s French Rococo salon panels (now in storage).

Batchelor says the joint venture's potential for synergy and compatible uses helped drive the project’s inception, which dates back to 2014.

PERMITS WERE approved yesterday for construction on the 285-unit apartment tower Hines and TH Real Estate plan to build behind the La Colombe d’Or mansion-turned-hotel on Montrose Blvd. The rendering at top views all 34 floors of the new building — designed by Houston architectural firm Muñoz + Albin — from above Harold St. (opposite the recently re-domed Annunciation Greek Orthodox Cathedral). That puts it 4-stories higher than the adjacent and somewhat stockier Hanover Montrose apartments shown greyed-out on the right.

A construction crane at the corner of Harold and Yoakum in Montrose marks the spot of Houston-based developer Hines’ future 34-story luxury apartments, Residences at La Colombe d’Or. At the ground level, crews recently poured a new foundation for the high-rise, set to open in the first quarter of 2020 and deliver by late 2020.

The developer has filed $68.5 million in building permits with the city of Houston for the project.

The La Colombe d’Or, originally built in 1923 as the Fondren Mansion, is a luxury boutique hotel owned by the Zimmerman family. They considered adding an office building or another hotel to a 1-acre site, which previously housed a parking lot and freestanding ballroom, behind the hotel before teaming up with Hines Interests LP.

The apartments will be connected to the almost 100-year-old Texas landmark through outdoor green space, said Chris O'Neill, managing director with Hines. The 34-story high-rise will also be next to Hanover Montrose, a 30-story apartment tower at 3400 Montrose.

“It’s something we paid a lot of attention to in design,” O’Neill said. Planting a 34-story building next to a 30-story building and an almost 100-year-old mansion required the design team to “marry the ground plan” to ensure the aesthetic and feel of the lower levels of the tower would reflect the scale of the mansion next door. As one goes up the 34-story tower, the design becomes more modern and contemporary, with one side made of heavy glass and another side featuring a limestone monolith facing west.

O’Neill described the building’s exterior as “carefully, meticulously crafted.”

Hines worked with Houston-based architect Muñoz + Albin, Houston-based interior design firm Rottet Studio and Hines affiliate contractor Urban Oaks Builders.
