Clise plans 2 towers on 7th Avenue site

Clise sold Amazon that land, and Amazon has an option with Clise to buy more property nearby.

Since Amazon's announcement, the neighborhood has seen a wave of new housing development.

A number of high-rise apartment projects — and one condo development — have been built or are in the pipeline, including a high-rise apartment building Graphite is designing for Clise at 2202 Eighth Ave.

Clise has not indicated to the city if the Seventh Avenue project will be apartments or condos, but few condo developments have been proposed locally.

Brian O'Connor, principal with O'Connor Consulting Group, said he would be surprised if it's not apartments.

Seattle really lends itself well to twin-tower projects.

For one, we have a tight height limit. Everybody builds to the limit, so you don't get different heights in one project.

Two, we have two main block types in greater Downtown -- 2+alleyx120x240 and 2+alleyx120x360. The smaller type sometimes gets two small highrises but the larger type makes it much easier. At 120' deep (or with 110' due to a wider street) you can fit two double-loaded rows of parking. With some blocks 360' long, it's easy to do two towers with a wide separation.

You can do a parking ratio like 0.5 or 0.8 with apartments (or more for condos) so you don't have to dig that deeply to provide parking for say 600 or 800 units. Some parking can go above grade (with other uses on the perimeter) but most is below-grade. Condos tend to prefer full blocks or fewer units due to parking. This one is about 0.9 which might fit either type.

Small units do well. Seattle thrives on techies earning $70-120k instead of actual rich people, so load up on 600 sf units that rent for $2,000 or a little more.

Here's the latest look for Clise's twin towers

Clise Properties has refined the design for its twin tower complex at 2301 Seventh Ave. in the Denny Triangle.

Documents submitted to the city show the tweaked design resembles the “Cubist” option that was one of three Clise had considered.

What's unique about this one is that it might be four towers on the same block as another two-tower project of the same height is planned by another developer across the alley...a combined 1,700 units plus sizeable office space on a two-acre block. It would be the densest residential block in Seattle and freaking awesome in my opinion. (The renderings above show another twin-tower project that's nearly complete, not the second project on this block.)

Larger Rendering:

I like that Seattle is getting developments with two tower components. 707 Terry at 350 feet in 2 towers is another recent project. Lots of high quality infill.

Seattle, next to Miami and NYC, are all star cities when it comes to the development game. Probally the most towers in the pipeline for those 3 cities; honorable mentions to Dallas and SF.

Clise sells Block V site and plans to Onni Group for almost $79M

Onni will build two high-rise residential towers designed by Graphite Design Group on the east half of the block, which is bounded by Sixth, Seventh and Bell and Battery streets.

Meanwhile, on the west side of the same block, HB Management was planning BB6 on a site it owns at 2300 Sixth Ave. It will sell that high-rise project, also with two towers, for $60 million to an unnamed Canadian developer with a Beijing-based law firm. (Half of that sale has yet to close.)

The project will have 891 units, 72 hotel rooms, retail and underground parking. Some of the residential units may end up as condominiums.

So everyone is clear, that block will contain two projects each with two towers...four mostly-resdiential towers each just below 484' tall.

In the last photo, 7th is the more distant site.

I might be a bit wrong, but since Seattle House and this site are close to each other, Onni, the developer for this project cannot start until Seattle House is around the above-ground portion. Concord Pacific is developing Seattle House, while Onni is developing this. Both are based in Canada. Permits are slowly going through though and it looks like this one will resume shortly after Seattle House settles their stuff.
