The building is situated in the heart of the Chinatown-Little Italy National Historic District, which mandates that more than 50.01% of the new structure’s exterior be made of masonry. Inspired by the varying patterns of hand-laid brick cladding the district’s century-old structures, Kikoski sought to make a striking contemporary statement to complement the neighborhood’s architectural treasures.

Deeply inset windows are accented by champagne-colored panels, and the building is topped by a modern cornice and a setback penthouse floor. It rises to the neighborhood’s height limit of 75 feet, and its ground level will host a commercial space. Its cellar and sub-cellar levels will provide 150 parking spaces and a short-list of amenities including a fitness center, a communal rooftop terrace, and bike storage.

Project: 331 Broome Street

The future of the Bowery’s “lighting district” continues to dim as Emmut Properties plans a second mixed-use building along the former Skid Row still home to more than a dozen lighting stores. Emmut’s latest Lower East Side foray is planned at 331 Broome Street. According to the developer’s website, the new building will ascend eight floors and feature ground level retail, hotel suites and apartments above.

The 7,000-square-foot lot was picked up by Emmut in early 2014 for $13.5 million, and the development will replace a three-story structure now home to Sololite Lighting and Galaxy Lighting. The posted rendering shows the building will have a faux-loft appearance of red brick and industrial, multi-pane sash windows, details that are somewhat incongruous to the Bowery’s unpretentious 19th-century atmosphere. No building or demolition applications have been filed, but Emmut’s page states construction is slated to begin late in 2016 or early 2017 and debut at the end of 2018.

Last fall, permits were filed to construct a six-story, 10-unit residential building at 563 West 170th Street in Washington Heights. The single-story garage building that occupied the mid-block site between Audubon and St. Nicholas Avenues has been removed and will soon be replaced by a sleek glass and metal building developed by Michael Reznik of Central Park Capital Group and designed by Charles Diehl.

The apartments will extend across 11,902 square feet of total floor area and each floor will have two units with one duplex penthouse suite at the top. Construction is slated to begin later this year with completion sometime in early 2018.

All Year Management revealed their plans for it's development site at the former Rheingold Brewery complex, which will be called Bushwick II. The site was assembled in two purchases, one of 123 Melrose Street and the adjacent 28 Stanwix Street. There will be 800-900 rental units in the complex and 20% of those will be affordable. The $500 million project, called the Stavros Niarchos Foundation-David Rockefeller River Campus initiative, will straddle the busy highway and will include adding a two-story building as well as two acres to the 14-acre campus. The university also plans to repair the sea wall along the East River and improve the public esplanade adjacent to the campus, according to its website.

Project: 13 East 128th Street

The 19-foot-wide building will fill the vacant lot between Fifth and Madison avenues, in a particularly transit-rich section of Harlem. The 2 and 3 trains stop five blocks southwest of the site, at 125th and Malcolm X Boulevard, and the 125th Street stops on Metro-North Railroad and the 4/5/6 are about the same distance away in the opposite direction.

The six-story development will bring six apartments to a block that’s mostly well-preserved, pre-war buildings, except for a newish condo building on the corner of Fifth Avenue. If it looks like the rendering, the building will blend quite well because of its light brick and cornice. It will certainly fit in better than the strangely configured, decade-old townhouse next door, whose owner is also its architect.

Since the apartments would be spread across 6,555 square feet of residential space, the average unit would be a relatively spacious 1,093 square feet. The larger units indicate that condos are probably in the works.

While better known for its manufacturing buildings converted to retreats of discreet loft living, Tribeca is ushering in a mini-Gilded Age of mega-modern townhouses that are rising from the neighborhood’s modicum of narrow lots. Yesterday, the Landmarks Preservation Commission approved Maya Lin Studio‘s design of a five-story, 20,000-square-foot single-family mansion at 11 Hubert Street that will use the structural bones of an existing three-floor commercial building and add more than 6,000 square feet of floor area throughout. The nondescript commercial structure is a vestige of a never-finished 1980′s residential project that Lin, in collaboration with architects Bialosky + Partners, hope to rectify.

The seven-story building will have 13 apartments, divided across 13,900 square feet of residential space. The typical unit would weigh in at 1,070 square feet, and those sizable apartments will likely be condos.

An 1,100-square-foot retail space will fill the ground floor, replacing the stores that are being demolished. Three units – including two duplexes – will occupy the second floor, followed by two units on the third floor, three apiece on the next three stories, topped by the upper portions of two sixth-floor duplexes on the seventh floor. The development will also feature a roof deck, exercise room, and bike storage. A seven-car parking lot will round out the project and fulfill zoning requirements.

Robert Bianchini’s ARC Architecture and Design is responsible for this rendering, which does not exactly inspire confidence with its angled balconies and gray panelling.
