^Not in our universe. That driveway is what keeps the east-facing windows from being on the lot line. It's no different than the "amenity deck" atop the parking podium on a larger building.

What circle drive? I'm confused?

If we are talking about 56 Huron, the alley easily covers the necessary distance between the windows and lot line.

The issue I see is that you have a main road like Dearborn with a weird garage visible from there instead of hidden. Imo this is not available in an area like downtown. The landscaping could turn out nice but then it's taken away with bland looking garage doors at the base of a high rise.

What are you talking about? There is a public alley separating 56 W Huron from the corner parcel. That alley isn't going anywhere, the developers have not filed a motion to vacate the alley and the city wouldn't allow it anyway, since it would create a dead-end.

If the developers own the corner parcel, they are surely planning a future phase there. If they do not own the corner parcel, then they simply have permission to use it for construction staging.

Either way, that corner parcel will not sit fallow as some kind of landscaped private park. The garage doors will be visible from Dearborn at first, but eventually something will go up on the corner and block the view. No different than seeing a party wall...

However, there's a good amount, relatively, of land between Dearborn and that alley. If you loo k at the renderings to this thing, they show it being landscaped. I'm not sure if it's just filler and something else may be constructed there in the future...but if it's not it means that while you are on Dearborn you will be able to see weird garages for this buildings parking.

This development is West of the Alley, The Lot east of the Alley is a vacant parcel that will surely be developed; I don't know if the developer of this project owns the adjacent vacant lot, but I'll eat my hat if they develop it into a park.

Correct. Contract drawings are the real deal. Whereas Renderings are marketing and things like parking or dirt lots will be embellished or exaggerated with landscaping to hide it, particularly since the angle from the corner makes the most sense. Besides that, we’ve seen so many designs come out different from the renderings.

Unsure about the Coyne building itself but the parking lot across the street on Green has fencing up and equipment on site.
