Permits Filed For The Crosby Miami Worldcenter At 601 North Miami Avenue

Quote:
New construction permits have been filed for The Crosby Miami Worldcenter, a 33-story residential building slated for the 27-acre Miami Worldcenter 10-block mixed-use complex in Park West, Downtown Miami. Designed by Cohen Freedman Encinosa & Associates and developed by Related Group and Merrimac Ventures under the DT G Block LLC, the 376-foot-tall will yield 450 fully finished and furnished condominium units spread across 387,355 square feet with interiors by AvroKO, as well as 3,370 square feet of general retail space. Beauchamp Construction Co., Inc. is the general contractor for the project, which is addressed as 601 North Miami Avenue.

The permit application was filed on July 27, 2022 for a 12,000-square-foot site, one of two that make up the development assemblage for the 33-story high rise. 25 Northeast 6th Street is the other half of the property, another 12,000-square-foot site. Related and Merrimac acquired the sites for $12 million from Miami First LLC in December of last year. A private provider will begin reviewing the permit as soon as the plan is accepted by the Department of Buildings.

This is the first time we’re seeing the potential height for the building, 376-feet, which is significantly smaller than other recently completed buildings within Miami Worldcenter that range north of 400-feet. FAA clearance is still required to build at the proposed height. Construction costs are estimated at $68,376,876. According to The Next Miami, the developers signed a utilities deal on July 11 with Miami-Dade County to connect the building to the water supply and sewage system. The deal allows for connections to as many as 450 units and up to 4,000 square feet of retail space.

Condo units will come in studio, one-bedroom and two bedroom floor plans ranging between 350 to 825 square feet, accompanied by over 22,000 square feet of amenities. Residences will have no rental restrictions, so owners will have the freedom to rent out their units as short-term rentals on Airbnb.

Unit interior features include feature 9-foot-high ceilings with floor to ceiling glass windows, private balconies with every residence, finished interior and exterior flooring, gourmet kitchens with custom Italian cabinetry, Bosch appliances including paneled refrigerator/freezer, dishwasher, built-in convection oven/microwave, and cooktop; rain showers in primary bathrooms and custom Italian vanities, Full-size washer and dryer in-unit, fully built-out closets, contemporary lighting package including recessed lighting, dimmers, and lighting control; brilliant smart-home systems offering seamless personalization with the touch of a button including the ability to control audio, climate, window treatments, and, lighting systems; and a smart keyless entry system allowing you to unlock your door via smart app, door code, keycard, or Apple Watch.

Amenities include an expansive rooftop resort-style pool with jacuzzi, cabanas, and grilling stations perfect for entertaining as well as a private rooftop restaurant/bar Italian inspired trellis garden, a fire pit lounge with breathtaking views of the Biscayne Bay and the Miami skyline, a state-of-the-art fitness center featuring saunas and plunge pools, a clubroom with private dining, convenient juice and coffee bar, spacious co-working areas, and a gaming lounge. All common areas will display curated museum quality art. There will be 24/7 security services, high-speed elevators, and controlled property access with 24/7 concierge services.

Ground breaking is planned for Q1 2023, with an expected delivery date in Q1 of 2025. Units will start from $300,000.

Demolition permits will not be required as both sites are currently vacant.

Those Abbhi Capital towers are...

...interesting.

I actually dig the shorter one, but the taller one with the funky hat is, well, not my style.

Sports & Social Coming To Miami Worldcenter’s Jewel Box, With Rooftop Restaurant

Quote:
A new dining & entertainment venue called Sports & Social has just been announced at Miami Worldcenter.

The new entertainment complex will be located at Worldcenter’s Jewel Box building, which is now under construction.

It will include around 20,000 square feet of space, with a third-level open-air restaurant overlooking the adjacent World Square public park and plaza.

The centerpiece of the venue will be a 53-foot LED display showing multiple games and sporting events at once. There will also be games such as skee-ball, foosball, pop-a-shot, arcade games, shuffleboard, and Beirut.

The new facility will help Worldcenter to deliver its goal of building “walkable areas that provide a welcoming environment with beautiful public spaces and a mix of experiences,” Worldcenter’s developer said in a statement.

ICRAVE, which is based in Miami and New York, is designing the new facility.

Sports & Social is a concept by Live! Hospitality & Entertainment, one of the largest and most successful developers and operators of restaurants and entertainment concepts in the United States.

Another Sports & Social location is planned at Dolphin Mall, opening in winter 2022.

FAA Filing Submitted For 700-Foot Tower At Miami Worldcenter

Quote:
Height approval is being requested for a 700-foot tower at Miami Worldcenter, according to a new filing with the Federal Aviation Administration.

The application appears to be for the Abbhi Capital property.

According to the December 2 application, a maximum tower height of 692 feet above ground, or 700 feet above sea level is being proposed.

Abbhi has spent a total of $44 million on 2.2 acres at Miami Worldcenter, with the rights to build up to 2 million square feet. Two adjacent sites were purchased by Abbhi in 2020 and 2021.

According to the Abbhi website, the project is now in the pre-development and entitlements phase.

The development will have multi-family, office, retail and hotel, the website says.

Next door, the property that formerly housed the Paramount Miami Worldcenter sales center was purchased by New York developer Naftali Group. Naftali filed for FAA approval for a 700-foot tower height on that site in September.

UDRB Votes To Approve New Towers With 2,043 Apartments At Miami Worldcenter

Quote:
Miami’s Urban Development Review Board voted last month to approve a proposal for multiple new towers at Miami Worldcenter.

The proposal includes three new towers at the Miami World Tower site, where a 53-story tower is nearing completion, bringing the total to four on the property.

Two of the three new towers are proposed to rise 68 stories each, with a shorter one at 25 stories.

The UDRB vote came with the following recommendation:

Reduce the project’s massing by substituting one L-shaped building in place of the two buildings presented.
The three new towers are proposed to include 2,043 multifamily residential units, 2,944 square feet commercial space, and 807 parking spaces. The tower now under construction will have 557 apartments, bringing the total residential unit count to 2,600.

Nichols is the architect.

Lalezarian is the developer.
