New Rendering Released Of 60-Story Tower Planned By Aimco In Edgewater

Apartment developer Aimco has released another rendering on their website of a 60-story tower they plan in Edgewater.

In December, representatives of the developer told The Next Miami that the tower would have 241 apartments.

Aimco plans to build a 15,000 square foot public pedestrian plaza directly on the waterfront with open spaces on both sides. A restaurant will be located in front of the plaza.

To create the plaza, the developer intends to close the end of Northeast 34th Street. The street closure can be done administratively, the developer said, since it is being designed “to deliver on the City’s land use goals and objectives.”

The development will include an amphitheater, linear park, and kayak launch. There will also be a baywalk open to the public.

According to a filing with the Federal Aviation Administration, the tower will top off at 646 feet above ground, and 649 feet above sea level, which would make it the northernmost 600-foot tower within City of Miami limits.

The Charter Club directly north of the Hamilton was left out of that rendition . I suspect that developers are eyeing the Charter Club because of the huge foot print it has right on the bay.

Just an update but this gained FAA approval.

645 ft above ground.

A second tower @ 497 feet was also proposed.

FAA approval was granted for a third tower.

497 ft at 42 floors.

Developer Applies To Install Construction Cranes For 60-Story Hamilton In Edgewater

An application has been submitted requesting approval to install construction cranes at an Edgewater site where a 60-story tower is planned.

Two cranes are planned to rise to a height of 757 and 759 feet above ground, with both at 761 feet above sea level, according to an August 2 filing with the Federal Aviation Administration.


Developer Aimco also filed plans August 5 with Miami-Dade’s DERM, which oversees environmental review. According to the filing, a seawall at the property is planned to be rebuilt.

The 60-story apartment building will become part of a three-tower complex known as the Hamilton.

The first tower is a gut-renovation of the apartment building formerly known as Hamilton on the Bay.


Aimco said this week that the first tenants in the renovated building will begin moving in this month. As of July 31, 61 units were leased or pre-leased at rental rates more than 20% ahead of underwriting, the company told investors.

The second tower is where the new cranes will be installed. It is expected to begin construction in 2023, with 241 apartments in a 650-foot tower.

The third tower is planned to rise 42 stories, or 497 feet above ground.

On the same block, the developer has previously said it would collaborate on another project with Beitel Group at 3333 Biscayne, where over 600 units were being planned.

Developer Signs Utilities Deal For 649-Foot Hamilton House In Edgewater

NYSE-listed Aimco has completed an agreement with Miami-Dade’s Water & Sewer Department to supply an apartment tower planned to be built in Edgewater.

The deal was completed November 21, with the name of the 60-story project listed as Hamilton House


According to the utilities agreement, Hamilton House will include:

241 apartments
1,253 square feet of full service restaurant
3,443 square feet of retail
3,063 square feet of fitness center/gym
2,244 square feet of office
380 parking spaces (per a UDRB filing, not included in the utilities deal)
The connection fee is estimated at $220,744.20. There’s also a Biscayne Basin Sanitary Sewer Special Connection Charge of $133,899.20.

Aimco also owns The Hamilton apartment tower across the street, where renovations were recently completed.

Tenant move ins began at The Hamilton in October. At the end of October, 97 of 276 apartment were rented.

Rental rates at The Hamilton were approximately $1,000 per month higher than initially forecast, according to the company’s recent quarterly report.

Hamilton House looks to be built first, although it wouldn't be uncommon for the 2nd tower to start after considering sales tend to do very well for new developments in the area. Reference E11ven's success.
