Amen to that. Yeah let's hope it accelerates. A lot of the housing crisis is self induced. Our cities are our future and we need housing ASAP. And aside from the actual core cities, the inner-ring suburbs need some more density and units being pumped out. Good momentum in some areas on phasing out singe-family housing in favor for multi-unit housing.

Housing remains the Achilles' Heel and has proven a tough nut to crack. Toronto and Vancouver still add a ton of people annually but if one delves deeper into the data there are troubling signs. If it weren't for large scale immigration, both would have seen their populations decline due to an exodus of locals. Torontonians and Vancouverites are heading to more affordable metros. 99,465 Torontonians left for other parts of Canada in the period below.

Toronto has seen 100,000+ annual population increases for 2-3 decades. We do tend to focus on what's gone wrong (house prices, lack of green space) but what impresses me is how much has gone right the last 20+ years. They do need to fix the 2 aforementioned things, but so much more could have gone wrong. There's a dizzying quantity of growth coming but I'm optimistic that the city can successfully meet the demands placed upon it going forward. PT is keeping pace, sewers/power grid is being continually upgraded, schools/hospitals are being built, and TOD has been standard practice for quite awhile. Zoning and 1950s era regulations need to be overhauled.

Quite right. It's already happened in Halifax. Not only did transplanted Torontonians cause Halifax house prices to zoom but now there's a doctor shortage.
