My building uses this lot for resident parking and, as of this week, they're kicking everyone out to other spots in the area. Today the lot is roped off. Maybe this site will finally see some activity if they're ending its active use for parking.

That site will hopefully trade soon. A similar project there would transform nearly an entire square block (combined with the 7-11 apartment project).

I request brick though, 2 new large brick buildings would look great.

Fine Print: $100M University City development breaks ground; 54 acres sell in Bucks County


Great to see this moving!

"A partnership involving Silverstein Properties, Cantor Fitzgerald and University Place Associates broke ground on 3.0 University Place, a $100 million, 8-story 250,000-square-foot lab and office building at 4101 Market St. in the University City neighborhood of Philadelphia. The building is dedicated to life sciences tenants and is expected to be completed by the fourth quarter of 2022."

I read somewhere the units in these buildings will be condo/for sale.

If so, I think it's super compelling. While not the best location, there is almost zero new construction mid-priced multi-family for sale in greater center city. most of it is rental.

Overbuild at Broad and Snyder

Interesting I guess overbuild at the old McDonald's space at Broad and Snyder. Very optimistic adding residential units at this corner. The commercial use is not exciting as it's planned to be a varicose vein clinic. I believe the owner of the company (USA Vein Clinics) bought the building.

Assets for this entity were listed as $10 million to $50 million with debts in the same range, according to court documents.

At 1143-51 Delaware Ave., Gotham Bedrock planned for the development of 19 townhouses in a project called Views at Penn Treaty. The company paid $7 million for the 1.5-acre site in 2017. Assets for this entity were also listed as $10 million to $50 million with debts in the same range, according to court documents.

The smallest of the three Philadelphia parcels involved in the bankruptcy is at 2626 Frankford Ave. It consists of a 1,474-square-foot lot, according to Philadelphia property records. Assets were listed in the range of $1 million to $10 million with debts in the same range.

Yes, I believe these are the homes immediately south of Penn Treaty that have been sitting in its current state for a while. The other parcel on the water is the warehouse just south of these homes (and just north of the Rivers Casino parking lot) that was demolished about a year ago or so.

There's a proposed zoning overlay for the area around the Thomas Jefferson University Helipad. It would limit the heights of any buildings in the overlay areas to the heights in the map below.

Proposed buildings in the area include 12th and Sansom, 11th and Sansom, 11th and Walnut.

Apartments Will Finally Fill Longtime Vacancy at 3rd & Christian

Great looking building, but needs a 4th story. This same design would look great replicated along Broad or Spring Garden, but much larger of course.

I think that this height limit is very dumb. I am no aviation expert, and I can see why they’d want to limit heights on parcels like 1101 Walnut or even the 12 and Sansom proposal. However, limiting the height of 204 S 12th is complete overkill in my opinion, especially when Penn’s helipad is much closer to a building of similar height (the new patient pavilion). The 12th street proposal is over 700 ft away as the crow flies. Penn’s Pavilion is less than 200 away from their helipad.
