Housing Lottery Launches For Third At Bankside, At 2401 3rd Avenue In Mott Haven, The Bronx

The affordable housing lottery has launched for Third at Bankside, two 25-story towers and one 17-story building atop an eight-story podium at 2401 3rd Avenue in Mott Haven, The Bronx. Designed by Hill West Architects and developed by Brookfield Properties, the structure yields 450 residences. Available on NYC Housing Connect are 134 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $61,543 to $167,570.

Residents will have access to a wide range of amenities including assigned parking, shared laundry room, yoga and dance studio, media room, business center, children’s playroom, a doorman, and a landscaped roof garden. Units include name-brand appliances and finishes, air conditioning, washers and dryers, high-speed internet, dishwashers, and hardwood floors.

At 130 percent of the AMI, there are 47 studios with a monthly rent of $1,795 for incomes ranging from $61,543 to $124,150; 49 one-bedrooms with a monthly rent ranging from $2,200 to $2,350 for incomes ranging from $75,429 to $139,620; and 38 two-bedrooms with a monthly rent ranging from $2,695 to $2,900 for incomes ranging from $92,400 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 13, 2022.

I'd lay off the "on fire" thing, but yes it is booming and will continue to improve...this is only the beginning. Ive said it before but I think Bx could absorb a quarter-million new units no problem. And it has the infrastructure to support it.

The Bronx and Southern Manhattan are way to small as is. Both need to majorly densify.

Very impressive. If it wasnt for the cities postwar decline and suburban migration it's likely Mott Haven (along with many other waterfront areas) would have seen large scale residential development by the 1960s, but it's safe to say the architecture would have likely been pretty dreadful. There is so much opportunity along the Harlem River for these mega developments, I would like to see a handful of especially tall towers break up the 25-storyish plateau. We don't need Chinese style tower block walls but a few 40 and 50 floor buildings spread about would look awesome.

Yeah, the South Bronx and environs could definitely use a few signature towers.

Hopefully such towers are forthcoming.

I think around 138st and below you're not going to get very tall buildings due to proximity of LaGuardia airport flight paths which I believe do include the South Bronx. Now heading north up to 149st and on up to Fordham Road along the Major Deegan there are plenty of areas along the river to go 500 ft. and higher. I think the area between 149 and 161st is a prime area for buildings of that height. Lots of accessibility to transportation (IRT and IND lines) as well.

Who would have thought 20 years ago you'd have Mott Haven - S. Bronx covered in highrise development? Like that old slogan says... You've come a long way baby!
