I saw this on DetroitYes. The same developer behind the Godfrey is proposing two more projects for the area. The Formosa will be a 4-sotry apartment building on Trumbull and the Red Arrow Lofts, which will be a redevelopment of the old Red Arrow Bottling Plant.

Looks like the Woodward West had first residents move in last week and is currently 72% leased. Seems like they will announce the first tenant for the 25,000 sq ft retail soon, which I thought was Kuzzo's but that was years and years ago.

https://detroit.urbanize.city/post/w...pens-residents

Another development I always mix up is Midtown West which seems to have a move in date for Sept. 1st (not sure if it was for 2021 and they forgot to update it or for 2022). Midtown West seems to be moving a snail pace. Wonder when they are going to start the next phase or if they will start the next phase.

Looks like they are finally going to move the 2nd street bridge later this month. Hopefully that gets done so that they can finally get started on the Emagine Theater or at least have some official announcement on it.

https://www.wxyz.com/news/mdot-week-...g-in-late-july

Also hopefully the City Modern wraps up this year (I think they started this back in 2016?) so that they can move on to the Brewster Douglas development. They only have a few units left.

Are we sure that is where the theater is going?

If we do get a Monroe Blocks, I don’t think it’ll resemble anything we were shown or hope would be built.

Unless they include a movie theater in the complex. I wouldn’t be opposed to sacrificing some or all of the open public space the renderings show in the “back” of the complex for theater auditoriums.

Insomnia Cookies is opening their first store in Detroit proper on Thursday in Midtown on the campus of Wayne State.

Quote:
The smell of double chocolate chunk cookies and ice cream sandwiches will waft through Wayne State University's campus when Insomnia Cookies opens Tuesday.

Insomnia Cookies, which stays open well past midnight, specializes in late-night craving — not just cookies but also ice cream and other baked goods. It's the company's eighth location in Michigan, with others located at Michigan State, the University of Michigan, and other college campuses.

A local nurse/entrepreneur is opening a grocery store in Detroit's Dexter-Linwood neighborhood. It will open in August.

Quote:
The 1,800-square-foot store is set to open in August with fresh food, locally made products, lottery, beer and wine, healthy grab-and-go meals and a walk-up counter for made-to-order smoothies and juices.

Entrepreneur and registered nurse Sonya Greene.
Greene purchased the building for the Linwood Fresh Market from her aunt in 2017. Her late uncle Elmer Fuller had a barbershop in this space for nearly 40 years. To honor that, Greene’s plan for the site includes a three-chair beauty salon and four residential apartments.

Not really development news, but Mary Barra, the CEO of GM, stated in an interview that GM's HQ will remain at the Ren Cen.

Barra says GM headquarters will stay in downtown Detroit
Quote:
Mary Barra, in an interview with The Associated Press, said the automaker's main office will remain in the Renaissance Center, the centerpiece of the city's skyline.

"Our headquarters will always be in Detroit, in the RenCen," she said, using the name given to the complex by locals. "Right now the plan is for it to be at the Renaissance Center. That's our home," she said.

Barra qualified her remarks, saying she can't predict what will happen in five, 10 or 15 years.

The city officially broke ground today on the remake of Roosevelt Park. The makeover should be complete by next spring.
City begins $6 million redevelopment of Roosevelt Park at Michigan Central Station

Quote:
The park is currently bisected by a section of Vernor Highway, which is being removed from the middle of the park and redirected. The project also includes plans for a promenade connecting Michigan Avenue to Michigan Central Station, a new pedestrian gateway entrance at Michigan Avenue, plaza spaces, event lawns and additional seating.

The redevelopment is scheduled for completion next spring and will expand the park size from 9.5 acres to 13 acres.

The project is receiving $5 million through the American Rescue Plan Act and $1 million from the city's general fund, according to a news release.

MI Department of Transportation wants input on proposed new Detroit train and bus center

Quote:
In a news release, MDOT said the Amtrak station and Howard Street intercity bus station have become expensive to maintain due to their age and are not up to standards for accessibility and safety.

The federal government has contributed $8 million for planning the intermodal facility. The entire project could cost up to $45 million.

Public comments are being taken next week. A virtual open house will be held on Tuesday at 5:30. Use this link to join the Zoom meeting. On Thursday an in-person open house will be held at the Fisher building between 8:00 and 9:30 a.m. and again from 11:30 a.m. to 1:00 p.m.

MDOT wants to discuss how the new facility can best serve the community. Comments can also be submitted through an online comment form.

Great write up in the Hour Detroit Magazine about the Coda project in Brush Park.
Coda is the Latest Example of a Local Developer’s Commitment to Brush Park

Quote:
Even within that context Coda is unusual, he says. Once on the demolition list, the carriage house has been vacant since it served as a pottery studio and caught fire 15 years ago. VanOverbeke watched the property for years before it became available in 2016.

Plans include bracing the historic structure and building a five-story contemporary building over it. Expected to break ground this summer, the project has already received an AIA Design Award. It will ultimately include 10 condominiums, a two-level restaurant, office space, and a parking structure. It is also the first building in Detroit to use mass cross-laminated timber for its load-bearing structure, a practice promoted by a variety of conservation organizations. “I’m building something that hasn’t been done in Detroit yet,” VanOverbeke says.

Also, yesterday the city unveiled a $203 million plan to bring more affordable housing units to the city.
Detroit unveils $203 million housing plan to add units

Quote:
The largest expenditure — $132 million in American Rescue Plan Act and other federal and state funds — will go toward creating more affordable housing, and doing it faster.

Schneider said it now takes at least nine steps for Detroit's city council to approve affordable housing developments, and there have been as many as 17 votes on some projects. As projects go through zoning, historic district approval, approval for subsidies and other components that require a vote, she said there are some steps that can be taken concurrently, reducing the time that developments are in planning and expediting construction.

exciting to see the park renovation in front of Michigan Central, especially the removal of the useless roads right through the middle of the park. Also, is that a BRT Line I spot on Michigan Avenue?

I forget what it's called but it's an autonomous vehicle pilot project. Those lanes will have sensors etc for testing one of the AV platforms. But it think it will also be used by normal buses, so I think in practice they will be transit lanes. It's only for that stretch in Corktown though.

Also, here's an interior update photo from Wayne State for the Hilberry Gateway performing arts center -

Wayne State University and the Karmanos Cancer Institute are planning to build a new $450 million research facility in Midtown. This will be the 2nd major medical school and research addition planned for the city. MSU and Henry Ford are planning to build a joint research facility/medical school facility in the New Center area.

Karmanos, Wayne State to open new $450 million research center in Detroit

Quote:
The Barbara Ann Karmanos Cancer Institute and Wayne State University School of Medicine plan to invest $450 million in a new research and education facility in Detroit.

The project includes two towers that will house up to 100,000 square feet of cancer research space, including wet labs, population research offices, clinical trials offices and education and outreach departments, on a site that is yet to be determined in Midtown near both organizations, said Gerold Bepler, president and CEO of Karmanos.

WSU will use the new center to educate researchers and physicians in cancer treatments.

The capital investment is supported by $100 million from the state budget signed by Gov. Gretchen Whitmer last week.
