Tom Gores, the owner of the Detroit Pistons, is donating $20 million to fund the construction of a community center in Rouge Park...

Quote:
The 25,000-square-foot, multi-use facility is the first in a series of initiatives for the Tom Gores Family Foundation, according to a Wednesday news release.

"The facility itself will be the best of its kind and provide residents with a safe space to learn, play and grow," Gores said in the release. "But more than just a building, we will create a hub that brings together people from the neighborhood and throughout the city who want to make a difference in this community."

Good on Gores it’s the city’s biggest park deserves some attention. Till now improvements other than being linked in with the Joe Louis Greenway new amenities have been kind of on an ad hoc basis like mountain biking trails and disc golf.

I found these pics looking through real estate pages new infill on Lincoln St in Woodbridge It’s the first I’ve seen and thought that’s Detroit style.

The Milwaukee Junction neighborhood is on fire with development right now. I believe this area will have a totally different vibe by 2030.

Studebaker building to get $37.3 million redevelopment into Piquette Flats apartments

Quote:
The specifics of the proposed $37.3 million effort — which sits next to the former Ford Piquette Avenue Plant where the Model T was born — are spelled out in a request for more than $2 million brownfield tax-increment financing reimbursement for the project, which would start in the fall and wrap up by the end of 2023.

As currently envisioned, the 108,000-square-foot building at 411 Piquette St. would be converted into units available at 70 percent to 120 percent of the federally-designated Area Median Income. There would be 72 studios, 87 one-bedrooms and three two-bedrooms as part of the project, currently being referred to as Piquette Flats. Units would range from 380 to 723 square feet.

A new entertainment venue is planned for Downtown....
1,900-person concert venue proposed next to Detroit’s Music Hall
Quote:
As envisioned, the new venue would have capacity for 1,900 people and give younger audiences a place to call their own, with rock 'n' roll, techno and comedy acts.

The six-floor expansion would double the current space of Music Hall and also include leased recording studios, offices for agents and other music industry professionals, and a music academy operated by the nonprofit, President and Artistic Director Vince Paul said.

Music Hall purchased the site planned for the expansion, the parking lot at 300 Madison next to its building, in March from Madison Randolph Associates LLC for $4.6 million.

Recently I started to follow two Instagramers from Detroit (@joeydpics and @metro.detroiter) and it's great to see how full of life Downtown Detroit is: people everywhere, spotless flower beds, new businesses, very clean (in fact way too clean).

Nearly 200 new 'deeply affordable' apartments planned for Detroit

Quote:
he first project, at the St. Matthew's School in MorningSide, will turn the former Catholic school into the 46-unit Residences at St. Matthew. The school, build in 1930, will be converted to apartments at a cost of $17.4 million. In addition to $9.8 million in LIHTC funding over 10 years, Catholic Charities of Southeast Michigan and nonprofit housing developer Cinnaire Solutions will receive $3 million in federal HOME funds from the city.

The conversion will create 13 units at 50 percent of the area median income and 33 units at 60 percent of the area median income. But more than half of residents will pay less than that: The project will receive 25 vouchers for permanent supportive housing units from the Michigan State Housing Development Authority. Those vouchers will ensure that residents won't pay more than 30 percent of their income for rent and utilities, regardless of what they make.

Large apartment development near Michigan Central Station gets state loan, brownfield funding

Quote:
The proposed The Brooke mixed-use project, named after developer Clifford Brown's daughter, is expected to cost $22.82 million in a ground-up construction effort at the corner of Bagley and 16th streets in the shadow of the under-construction train station by Ford Motor Co. and adjacent to community staple Honey Bee Market. It would also include four 500-square-foot retail bays on the first floor below three floors of housing.

On Tuesday morning, the Michigan Strategic Fund board approved a $3.76 million performance-based Michigan Community Revitalization Program loan with a four-year interest-only payment period, followed by monthly principal and interest payments until maturity after seven years. The MSF board also approved a brownfield tax-increment financing reimbursement from the state totaling about $647,991 for things like infrastructure improvements and site preparation; the local portion of the brownfield TIF is about $1.12 million.

The project is expected to begin in the third quarter and be completed in the first quarter of 2024.

Does anyone know what is happening to the building located at the corner of Washington Blvd and Michigan Ave? Frankai Videos says it is under demolition - is that true? Any plans to put anything in its spot or what is up there?

Yes, it’s under demolition. A few years ago there was talk of building apartments on the site as well as on the parking lot directly to the north. I talked to one of the demo workers on site a week or so ago and they said the owner of the building recently acquired the parking lot. Hopefully there will be a formal announcement soon.

I certainly hope they do put apartments up there soon, instead of tearing that down and leaving it another empty parking lot for however many years.

If I'm not mistaken this was the Complex 444 project next to the Detroit Shipping Company that was suppose to be a 3 story office and retail space back in 2019. Looks like there is a hearing on July 6, 2022 for a 32 room 4 story hotel:

Found this:

Quote:
Rising next to Detroit Shipping Company, Complex@444 is a 21,900-square-foot mixed retail and self-check hotel. The ground floor will offer micro-retail spaces, with a cafe and bakery anchoring the space. The remaining floors will be a 30-room boutique, self-check hotel featuring a 4,500-square-foot rooftop deck.

In addition, Complex@444 will be connected to Detroit Shipping Company, a restaurant collective and beer hall. This offers a combined unique retail/office/food and drink complex – where each of the businesses can benefit from the existence of the others.
The original proposal was for ground floor retail and two floors of office space. I guess they decided three floors of hotel rooms was a better fit.

In the state's recently passed $76 Billion budget, $100 million was set aside for U-M new innovation center in Downtown Detroit. The state also awarding the Joe Louis Greenway project $40 million. This is on top of $60 million that was earmarked in an infrastructure bill earlier this year.
State lawmakers pump $100 million earmark into Ross, Ilitch UM Detroit Center for Innovation project

Quote:
Michigan lawmakers have approved a $77 billion state budget that includes a $100 million earmark for the proposed Detroit Center for Innovation project.

The money would cover more than a third of the stated $250 million project cost of the joint effort by Stephen Ross' New York City-based Related Cos., the Ilitch family's Olympia Development of Michigan and the University of Michigan. The project centers on construction of a proposed graduate school campus focused on research and innovation.

Ross, who is a major UM donor worth more than $8 billion, has previously committed $100 million of his own money toward completion of the 200,000-square-foot facility, expected to go on a chunk of property that's primarily a surface parking lot owned by the Ilitch family in its District Detroit development area.

"We are pleased the state has made a critical investment in this project," a UM spokesman said.
