Of course, this type of housing has to be properly regulated. Otherwise, you'll end up with people making over $50k a year and won't give up on housing subsidies anyway, while they no longer really need it.
You see? That's unfair. Subsidies are meant for people who actually need help exclusively.
Once you make a living on your own, you got to move on and pay taxes, lol.
I think most if not all of the subsidized housing in City Modern is for senior citizens who are on fixed incomes. The chances of affordable housing going towards those of working age is pretty low.

Construction of Large Industrial Building Underway on Detroit’s West Side

Quote:
Innovo Development Group has broken ground on a large Class A industrial building at the Gateway Industrial Center on Detroit’s west side.

The project is being driven by strong demand for industrial space in the region, propelled by a boost in manufacturing output and online shopping.

Located at 12601 Southfield Freeway — northwest convergence of the freeway and I-96 — the Gateway Industrial Center is a recognizable site within Detroit’s warehousing and manufacturing market.

The new, 425,000-square-foot building will offer 62 docks, 50×50-foot column spacing, 36-foot ceilings, LED lighting, and ESFR fire suppression. It will accommodate 317 vehicle parking spaces and 100 trailer parking spaces.

In addition to the new building, Innovo is refurbishing the 1-million-square-foot Gateway Industrial Center park and its existing buildings, which are 100 percent occupied.

A new food hall is coming to Eastern Market...

Eastern Market redevelopment includes food hall concept, rooftop bar

Quote:
The former Detroit Water and Sewerage Department building at 3500 Riopelle St. is being redeveloped as The Mosaic by Detroit-based Ventra LLC and Calgary-based developer Halcor Group. It will become a 25,000-square-foot food hall built by Robert Montwaid, who created the now-closed Gensevoort Market in New York City and the 22,000-square-foot Chattahoochee Food Works on Atlanta's upper west side.

In addition to the food hall, a Wednesday morning news release says Montwaid is expected to open a 4,000-square-foot rooftop bar at the 105,000-square-foot former DWSD building, which the city had abandoned for decades.

Brush Park Bodega set to open in City Modern

Quote:
A new market, café, and bottle shop will open in March near downtown. Brush Park Bodega will offer Michigan-made products for the historic and rapidly growing neighborhood.

The market is located within The Residences at 2665 Brush, one of the new apartment buildings in City Modern. The space will have a light, airy feel, with a counter and tables for guests who want to sit down and eat (breakfast, lunch, and dinner) or drink - whether it's a bottle off the shelf or a cocktail. The shop will also have pick-up and delivery options.

“We’re excited to bring to Brush Park a local, convenient market with all the essentials, as well as exciting products from Detroit and Michigan vendors. Our goal with the concept was to make the entire shopping experience a whole lot more fun,” said Marcus Perez, Co-Owner/Founder of Brush Park Bodega. “As part of the Bodega’s development team and a Detroit resident as well, this project is especially meaningful to me, one that I’m sure will be a beneficial addition to the area.”

A 48-unit rental project is coming to the Old Redford neigborhood in NW Detroit

Nonprofits plan 48-unit Orchard Street development near Detroit's Old Redford neighborhood

Quote:
CHN Housing Partners, which develops affordable housing and offers housing services, is partnering with nonprofit Detroit Blight Busters. The two answered a request for proposals from the city and got approval to rezone the property for the project in mid-February.

The team would build 48 rental units, mostly two-bedroom but some one- and three-bedrooms, in what Detroit's City Planning Commission calls "a contemporary design of lowrise two- and three-story units amongst the existing nearby adjacent housing."

There would also be a "Kid's Camp" constructed for Blight Busters programs on youth fitness and nutrition, made out of three shipping containers. Blight Busters also has a community garden nearby where it grows produce.

This will be huge if these developers are able to pull it off.

Black developer group proposes $134 million redevelopment of Fisher Body plant into apartments, retail

Quote:
The estimated $134 million conversion of the Fisher Body No. 21 plant near the I-75/I-94 interchange, as currently envisioned, would create 433 apartments as well as retail, commercial and co-working space. The development is being led by a pair of Black business leaders, Gregory Jackson and Richard Hosey, as well as Kevin Lewand, the son of Mayor Mike Duggan's former top economic development lieutenant, F. Thomas Lewand.

It's an ambitious vision, attempting to redevelop the hulking century-old city-owned property on Hastings Street at Harper, five blocks east of Woodward Avenue.

This is big news! With this, Michigan Central, and the potential demolition of Packard for new warehouses, pretty much all of famous abandoned sites in the city will be taken care of.

Some more recent news:

Leasing starts at Woodward West

Quote:
Construction is moving along at Woodward West, a new mixed-use building at Woodward and Stimson Street. The $60 million development will have 25,000 square feet of retail space, along with 204 apartments. Leasing has started for the apartments, with move in ready for July.

The development is a partnership between Queen Lillian and the Platform. Queen Lillian is a venture between Chris Jackson and James Jenkins Jr., who have worked on projects over the years such as the DMC Heart Hospital, Ford Field, Cass Tech, and the Cobo Hall renovation. The Platform has led many developments over the past six years, mainly in the New Center and Milwaukee Junction neighborhoods.

According to its site, rents range from $999 for a studio to $3,100 for a two-bedroom. 20 percent of the apartments will be leased for those making 80 percent of the Area Median Income (AMI).

An influx of rehabbed homes in Detroit

Quote:
9,000 Detroit homes that were vacant in early 2020 are now occupied. Also in 2020, the Detroit Land Bank sold more homes than it had any other year. The pandemic could be a factor - with more time and more flexibility in work schedules. And as one home is rehabbed on a street, more renovations in the neighborhood often follow. It's too early to say what this will mean for the demographics of the city, but less blight and more people in the neighborhoods is a positive for the city. Crain's
Magna Joint Venture Moving into Bedrock’s Delray District Facility

Quote:
Automotive supplier giant Magna International has formed a seating joint venture with Michigan-based minority supplier LAN Manufacturing and will lease approximately 296,000 square feet of space in Bedrock’s Sakthi Industrial Campus in Detroit’s Delray neighborhood, located four miles west of central business district.

The lease with the joint venture company, LM Manufacturing, will start in May for the facility, which is expected to create more than 390 jobs. The project represents Bedrock’s first major industrial development.

Looks like we might finally get an update on this later this year:

"Three years ago, Bedrock received approval from HUD to acquire the site of the former Brewster-Douglass Housing Projects on the east side of Detroit. How is the project progressing?

Bonner: Bedrock remains committed and passionate about the Frederick Douglass project in Detroit’s historic Brush Park neighborhood. We are actively evaluating development plans for the project and expect to have updated plans and associated details later this year."

Has anyone heard anything about Hastings Place along Randolph downtown? Last I heard was that the city approved a zoning change but that was almost a year ago and I read they were planning to break ground last summer but obviously did not. So, any news?

The Ribbon mixed-use development in East English Village received state funding today.

East English Village project with housing, retail gets state funding

Quote:
The plan by Detroit-based developer Flux City LLC, led by Edward Carrington, would convert the 5,800-square-foot old Charter One bank building sitting on about a half-acre at East Warren and Outer Drive into commercial space — potentially a café or restaurant, and a market — plus add two floors of housing with 18 units in a project currently called The Ribbon.

During a Tuesday morning meeting, the Michigan Strategic Fund approved a 10-year, $1.31 million Michigan Community Revitalization Program performance-based loan and the capture of about $552,000 in state taxes over 28 years beginning next year for brownfield activities. The local capture is about $391,000 and there is also a $747,300 Obsolete Property Rehabilitation Act tax abatement anticipated, according to an MSF board briefing memo.

Sweet nice looking project. EEV isn’t along one of the main axis’s or zones of influence that has been receiving attention as a matter of fact it’s one of the few “high potential” neighborhoods that’s been struggling. Hopefully this development is successful & spark more investment.
