Aratham is Bringing Its Plant-Based To-Go Meals to Downtown Detroit

Quote:
Aratham Gourmet To Go — a local business that specializes in healthy, organic, plant-based prepared meals — is expanding with a new downtown Detroit store. The location opens on Jan. 24.

“We believe take away, grab-and-go meals should be delicious, interesting, fresh, and healthy,” Gabriel and Tiffanie Vera, the husband-and-wife co-owners of Aratham, say in a press release. “…The opening of the new Aratham Gourmet To Go storefront allows the Detroit community to stop in and purchase a variety of organic, plant-based foods quickly and conveniently, without sacrificing taste or nutrition.”

The new store, located in the Chrysler House building at 719 Griswold St., will carry side dishes, entrees, and desserts. The menu changes weekly, but customers can expect to find popular Aratham items like plant-based crab cakes, “lobster” po boys, soups, salads, fresh juices, and elderberry syrups. The store will also sell natural supplements, candles, soaps, and other personal items.

May be a nice attraction someday. These have little value other than museums.

I remember seeing the USS Detroit when it was being displayed by the RenCen. That's crazy they're already potentially decommissioning it. It would be nice to see it on the river again as a museum ship.

Detroit officials, Rev. Jim Holley break ground on affordable housing project

Quote:
Detroit — City leaders joined Thursday to break ground on an $18 million affordable housing project located across from the Historic Little Rock Baptist Church in honor of its senior pastor in the city's north end.

Mayor Mike Duggan joined with City Council members, Little Rock Baptist's the Rev. Jim Holley and MHT Housing Inc. in frigid weather to announce the development along Woodward in the Piety Hill neighborhood. It will replace a vacant building that has been demolished to make way for new affordable housing dubbed the "Rev. Dr. Jim Holley Residences."

The development will have 60 one-bedroom units designed for seniors and will be offered at or below 50% of the area median income. That rate is no more than $750 a month; however, because of Section 8 project-based vouchers made available through the Detroit Housing Commission, none of the seniors will pay more than 30% of their monthly income in rent, city officials said.

Crane is up at the Godfrey Hotel. Work was up to the second floor last time I went by. The Bucharest Grill building has also been demolished so we should be seeing work start on The Perennial soon.

Looks like the Michigan and Church Development is called the Perennial. Also looks like the area is now fenced off and they are targeting 2023 completion. Here is a video of it from Frankai and other Corktown goodies:

Vacant Midtown church to be transformed into 15 apartments

Quote:
A vacant church in the Sugar Hill Historic District of Midtown will see new life again. Led by RainCheck Development, the 11,000-square-foot church will be redeveloped into 15 market-rate and affordable apartments.

The church has been vacant since 2008. Midtown Detroit, Inc. purchased the building in 2011, and it was recently bought by Neal Check and RainCheck Development for $900,000. Check estimates the project will cost $3,000,000. They are currently working on historical approvals right now, and hope to break ground later this spring. Units would be ready in 2023.

That’s part of the building as it currently stands, not a proposed addition.

Site work is beginning on a new 24-story apartment building at the former site of Joe Louis Arena...

Construction quietly begins on new Joe Louis Arena site apartment tower

Quote:
Several pieces of heavy-duty equipment could be seen on the 9-acre site late Wednesday afternoon as contractors with Macomb Township-based Colasanti Construction Services Inc. prepped for initial work on a 24-story apartment tower being built on the property. A worker at the scene Thursday said 100-foot deep caissons were being drilled.

A building permit issued for the property allows for site, civil engineering and foundation work "only for future multifamily dwelling." The developer, Detroit-based Sterling Group, applied for a permit for the building itself on Jan. 28 although the city declined to release any information on it Thursday pending the final outcome of the permit review.

Parker Durand opens in West Village

Quote:
Development can take a long time in Detroit, especially when it includes affordable housing. For the Parker Durand in West Village, it's been six years in the making. Today, officials officially cut the ribbon for the new mixed-use building.

The Roxbury Group and Invest Detroit started assembling the 11 parcels at the corner of Van Dyke and Kercheval (and Parker and Durand) six years ago. If you were in the area around 2018, you might remember a house being moved from the land to make way for the development. Remediation was also important, as a gas station once stood on this block.

City Modern approaches its finish line

Quote:
One of the most ambitious developments in Detroit over the past few years is City Modern, a collection of modern residential new builds in Brush Park. The historic neighborhood once held a variety of Second Empire and Victorian mansions; few remain. In late 2016, Bedrock broke ground on the first of many apartment buildings in the neighborhood.

Construction first started on The Flats, a more affordable apartment building for residents 55 and older. For-sale properties were then completed along Alfred Street, followed by the Residences at 2660 John R.

Townhouses and carriage houses line Alfred Street, with apartment buildings on the corners. And since the announcement and groundbreaking, a slew of other new developments and rehabs have sprung up throughout Brush Park. The infill development and boost of new residents in that period of time is rare in Detroit.

3 Detroit developments approved for state funding support

Brush 8

Quote:
The Brush 8 Townhomes, currently under construction on formerly vacant land in Brush Park, will bring eight for-sale townhomes to the neighborhood (rendering above). They'll include rooftop patios, a garden, and alleyway improvements. The City of Detroit Brownfield Redevelopment Authority received Michigan Strategic Fund approval of $29,220 in state tax capture for the reimbursement of brownfield remediation activities. The city also has approval of the local tax capture, valued at $201,145. The development is led by Moddie Turay of City Growth Partners.

1727 Merrick

Quote:
Over in Woodbridge, two developments received state support. 1727 Merrick will bring 23 for-sale townhomes to the neighborhood, along with public infrastructure improvements such as stormwater management, sidewalks, a pocket park, and bike infrastructure. The new construction will be on vacant land at Merrick and Avery. The city's Brownfield Authority received $81,739 in state tax capture for the reimbursement of brownfield remediation activities. The city has approval of the local tax capture valued at $652,180.

3700 Trumbull

Quote:
One of the larger developments in any Detroit neighborhood also received support. The development at 3700 Trumbull, the former Scripps Mansion site, will bring 65 new townhomes to the neighborhood. They'll be between 1,184-1,618 square feet and list for sale starting from the $300Ks. The development is led by Tekton Development LLC, Civic Companies LLC, and Robertson Bros. The City of Detroit Brownfield Redevelopment Authority received approval of $192,481 in state tax capture for the reimbursement of eligible activities and the city is approved for local tax capture.
Six Detroit Radio Stations Relocating Studios, Offices To Eastern Market

Quote:
iHeartMedia Inc. is relocating its six local radio stations from Farmington Hills to Eastern Market, into a still-being-renovated building in the heart of the commercial food district.

The new home for iHeartMedia Inc. in Detroit
Crain's Detroit Business reports:

It's not bad. I like it too in pictures cause it's showcasing some fair contemporary design.
New buildings over this neighborhood look cool indeed.

It still lacks a bit of height and density and frankly, they could do better.
You know, this is Detroit spoiled by the car industry excessively ruling the place.
But yeah, it's still something to improve their town.

Could do better? lmao this is literally the best realization of form based zoning code in the United States, by far. And it obviously doesn't lack density. There's also a ten+ story building under construction across the street not shown in the pics.

I don't mean to hurt you, but we're used to some more extreme/greater density where I am.

Again, this new neighborhood in Detroit is looking fine and it's good to see it.
Besides, I bet nothing is "affordable" in there. It is some good design.

Well yeah, this isn't central Paris density and that's fine. But it's all relative.

I'm not sure how they could have added more density here if they wanted without building skyscrapers. Unless they scrapped the rowhouses and built more apartment buildings.

There's also more flats coming on the last piece of the project that have yet to be built.

That sounds just about right. 20 to 30% social/subsidized housing seems to be balanced.

Of course, this type of housing has to be properly regulated. Otherwise, you'll end up with people making over $50k a year and won't give up on housing subsidies anyway, while they no longer really need it.
You see? That's unfair. Subsidies are meant for people who actually need help exclusively.
Once you make a living on your own, you got to move on and pay taxes, lol.
