Construction is complete on The Kira, a 139-unit affordable and supportive housing project at 153-19 Jamaica Avenue in Jamaica, Queens. Designed by GF55 Partners and developed by New Destiny Housing, BFC Partners, and SMJ Development, the 21-story mixed-use building houses a mix of rental apartments, a 5,000-square-foot retail space on the ground floor, and on-site supportive services.

Available units range from studios up to two-bedroom floor plans. A total of 32 one-bedroom and 37 two-bedroom units will be set aside for survivors of domestic violence at or below 40 percent area median income (AMI). The remaining units are set aside for households with income at or below 80 percent AMI.

“Supportive housing is a vital component of our work to ensure that all New Yorkers have a safe, affordable place to call home,” said Governor Kathy Hochul. “The Kira will provide women who have experienced homelessness and domestic violence easy access to the support and services they need and deserve to build better lives for themselves and their children.”

^ That is an interesting development. It was originally set to be two different buildings. The lot on the corner had been demolished with excavation underway for a 8-12 story hotel when COVID hit. The building next to it had already topped out but also halted construction. After about a year or 18 months, both lots were put together into one building as depicted in the render.

Yitzchok Katz of Developing NY State is listed as the owner behind the applications.

The proposed 150-foot-tall development will yield 42,587 square feet designated for residential space. The building will have 75 residences, most likely rentals based on the average unit scope of 567 square feet. The concrete-based structure will also have a cellar and a 27-foot-long side yard.

NY Building Associates is listed as the architect of record.

Demolition permits were filed in September for the three-story building on the site. An estimated completion date has not been announced.

I was in Manhattan the last 2 days and there is a cleared site as well as a building undergoing demolition at the corner of 55th and Park Ave. What's going in there?

That entire block is coming down. Will be a new office tower. No details yet, but probably quite large, as it's located in the upzoned Grand Central district.

Unfortunately, it looks like those two parcels won’t be combined, so we’ll probably get two buildings each about 600’.
