And speaking of such myopia, I was disgruntled to find last week that on one short stretch of Hawthorne Street in Dartmouth, HRM has seen fit to squander thousands more on not one but three great big shiny, brand new Samerrhoids.

The money we spend fixing imaginary problems is beyond belief. Hawthorne is - and always has been - narrow and congested enough, with parking on both sides, that speeding is nearly impossible anyway.

This nonsense is simply without end.

Further evidence of why councillors should not be permitted to dictate capital projects, especially relating to streets. He has apparently dumped 5 or 6 of them on to Slayter St as well. Cost must be close to 6 figures. His absurd concoction for the intersection of Wyse and Boland is simply terrible as well.

HRM will be getting some of that corner. Centre Plan established a Robie Street transportation reserve, which you can see here. As redevelopment happens HRM will pick up the width needed to expand Robie. Though in this location the bulk of that is coming on the east side from the Scotia Tire and Krown properties. Notably, one of the property owners (can't recall who) has a lawsuit against the city over the transportation reserve.

The property owner may be Mr Steele and his Honda outlet - stands to lose 40 feet of their properties abutting Robie from North to McCully and over 20 feet from McCully to May.

One more pic... this one taken from the Hwy 107 construction area north of Akerley Blvd. City centre Halifax has always been impossible to see from a distance having most of the towers down next to the harbour. Nice to see this changing.

Halifax Retales (@HalifaxReTales) posted this fun image of the retail floor plans for this development. It'll be fun to begin pondering what will end up here. Quite the collection of potential.

Any truth to the rumour that Rona and Shoppers are moving over to this to free up their current space for redevelopment?

I see that the two largest spaces available in the above diagram are both already leased. Coincidence?

Nice to see that some of it is allocated as grocery too.

I remember being disappointed when the generic suburban Shoppers was built. At the time I wished it was some kind of urban infill building. But I would have had something like a 4-6 storey box built up to the corner with surface parking behind in mind. Richmond Yard is completely beyond what people would have expected for this area 15 years ago.

I think the infill happening is going to really change the feel of the city and have a kind of self-sustaining effect as these areas become more complete and convenient neighbourhoods where cars are less required for day-to-day errands and shopping.

I think the developer would like to see grocery there, but it doesn't mean they won't lease to some other business type.

With Sobeys just up the street, they would seem an unlikely tenant unless they can get big bucks for their North and Windsor store site (assuming they own it).

Superstore isn't too far away either but they could use a new store in the area. They also have other brands not represented in this part of the world that perhaps could come in.

In higher density areas it's normal to have variety of different full service grocery stores (not just the small convenience-like ones that Halifax has been getting in abundance for a while) and they might be packed pretty closely together. They can have different themes like T&T or H-Mart. I think Halifax will move in that direction in the future, and that will make it feel more like what people are used to for convenience and variety in cities like Toronto.

There are also the smaller urban format stores designed for people carrying relatively small volumes of groceries and visiting more frequently. And hybrid places that might have somewhat less parking and a storefront rather than a sea of parking in front.

If I recall correctly Sobeys does not own that lot at North and Windsor.

Sobeys are renovating right now too.

With a max available area of 13,500 SF it's certainly not going to be a full-serviced grocery or a Rona. Shoppers might be able to squeeze in there though; their current building footprint is about 15,500 SF.

I noticed the other day there is a step back of the floor plate happening. That is visible in the photo above.

The stepback is at floor 27 and they're one above now which means there's two left to go! New angle I found today;
