Flatiron’s 21W20 Finally Unshrouded – Take a Virtual Walk Through the Penthouses

Two penthouse units (yes, two) remain at Gale International‘s boutique condominium development 21W20. The 15-story mid-rise is Gale’s first foray into the Manhattan market and has already placed 11 of the building’s 13 full-floor homes into contract at an average price of $2,528 per square foot. Slated for occupancy by year’s end, the project’s construction netting has finally come down and the finishing touches are now being applied to the lobby.

Smile NEW YORK | 141 Chrystie Street | FT | 11 FLOORS

Project: 141 Chrystie Street

Quote:
Yesterday, 6sqft revealed Mark Foster Gage Architects’ (MFGA) captivating supertall proposal at 41 West 57th Street. But on the more modest end of the size spectrum, the firm has envisioned an elegant and dynamic 11-story residential building at 141 Chrystie Street on the Lower East Side. The project would rise from a narrow site between Delancey and Broome Streets, which currently holds a two-story building that, at one point or another, held the shuttered nightlife venues LES Sports Bar, Mystique, Chrystie 141, and Inga.

I could see it being town down too if it continues to rack up complaints and inspectors deem it hazardous. I'm sure the developer will try to patch it up, but if its the actual structural integrity itself, in terms of holding itself up, and they find that it can collapse, then yes, they will vacate it, demo it, and the developer will have a lot of fines and lawsuits.

Smile NEW YORK | 1012 Gates Avenue | FT | 8 FLOORS

Project: 1012 Gates Avenue

Quote:
The building’s facade – including the cornice, shutters, and curved doorway – will be preserved, and a very modern extension will rise on top. There will be 12 to 13 apartments stacked on top of 4,000 square feet of community facility space on the ground floor. The second floor of the office building will become apartments, and that floor, combined with the extension, will add 8,000 square feet of residential space to the property. Units will range from studios to two-bedrooms.

The new part of the exterior will be made of metal, glass, and “composite recycled material,” according to Jeff Charles-Pierre, who works at MK Architecture in the Financial District and serves as the board president of NHS Bedford-Stuyvesant. He aims for the project to be the first LEED-certified development in the neighborhood, with a shared, landscaped green roof and private balconies for four or five apartments. Dennis George Architect is responsible for the design.

The design features an unusual mixture of old and new, and the boxy, gunmetal gray facade will certainly stick out in this aging, prewar section of Brooklyn. The two ornate bank buildings next door are architectural highlights in this area, which locals called the Eastern District back in the 19th century.

You know a neighborhood is being gentrified when a Whole Foods moves in! Randy Marsh would be proud!

Last time I was in Harlem, I noticed a lot of Mercedes parked around the area. My type of people! (Benz owners that is )

Some may be against gentrification of Harlem, but at least its not a crime ridden crap hole like it use to be. Hopefully the South Bronx will be next.... o...wait... and its happening as we speak.

Bronx will see a lot of large scale developments in the years to come. Where talking Astoria Cove and Tishman Spyer like coastal projects flanking S.Bronx and the neighborhoods bordering the river.

That's an eye opening article, especially the comments. Brand new luxury buildings with leaky roofs all over the place? Doesn't seem to be much integrity.

Horrible. Go check out this "architect"s website. 100% hack. I mean real dreck. Why in the world any developer would hire such a firm for an architecturally rich site like this boggles the f****** mind.

Reminder on thread layout and tabs in bold:

=============================
= = = = = = = = = = = = = = = = = = = =

In order to keep the high and mid/low threads in an encyclopedia style,

I usually categorize posts either by:

A) "Project": Refers to a new project with the title

B) "Construction Update": Project status pic + address

C) "Project Update":: Refers to a change in either data or rendering/schematic change or new update in that respect. Also a reference to the original post meaning, the first time its posted and could include extra info combined with the new info.

This is all in an effort to eliminate duplicates, and provide new info. Same applies to the high rise thread for NYC. Figured just a small memo if some are wondering why I am an organization nazi. Also just an assurance to know that a project may not be new, especially with the "project updates".
