HDRC Greenlights Major Hotel-Office Tower on Lower Broadway

After months of tinkering with the design and incorporating feedback from officials, a local development firm on Wednesday received preliminary approval from the City’s Historic and Design Review Commission to start work on a 20-story building that will feature floors of retail, office, and hotel space.

GrayStreet Partners will need to get final approval from HDRC, which is expected to consider the project again in the fall, and permission from a separate group in order to build more than twice as high as the maximum height allowed by zoning.

The Board of Adjustment is slated to review the request during its May 21 meeting, GrayStreet Development Director Peter French told the Rivard Report. Technically, he will be asking for permission to build a 19-story building at 1603 Broadway St., French said, as the 20th floor will be used for mechanical equipment, not amenities.

Commissioner Curtis Fish, the representative for District 1 that includes downtown, said it “makes sense [to place] additional height and scale” next to the two highways that intersect there.

This is essentially phase one of major projects GrayStreet has for the area, French said. Across Broadway Street in the Government Hill neighborhood, the developer purchased 23 acres for apartments, condos, single-family homes, restaurants, bars, retail, offices, parking, and greenspace.

Construction on GrayStreet’s Broadway tower estimated to begin Feb. 1

The 20-story hotel and office tower GrayStreet Partners is planning at 1603 Broadway will cost an estimated $97 million to build, and construction could start Feb. 1, according to documents filed with the Texas Department of Licensing and Regulation.

In the filing, the San Antonio developer estimates a completion date of March 1, 2021.

W Hotel in the works for downtown San Antonio, sources say

Luxury hotel chain W Hotels is in talks to open an upscale hotel near The Pearl in downtown San Antonio, sources say.

The boutique hotel wants to set up shop in a 20-story building being developed by local developer GrayStreet Partners at 1603 Broadway, two people with knowledge of the discussions said. In addition to office space, the plans for the building include a hotel.

The 195-room hotel is in the planning stage, W Hotels’ parent company, Marriott International, told data firm STR, which tracks the hospitality industry. Marriott projects the hotel will open in January 2022.

French previously told the Express-News GrayStreet expects to begin work early this year on the Broadway tower — which will have 10 stories of hotel space, four stories of offices, three stories of parking and ground-floor retail. The city Historic Design and Review Commission voted Dec. 5 to allow GrayStreet to begin site work, but the panel must give final approval in the spring.
