Great pics Solarwind ^

In other news, is there anything out there about this extremely prominent surface parking lot right on the river? No way there's not a development propose here, real estate is too valuable.

Supposedly that lot is owned by a very particular owner who doesn't want to sell. I think they had development plans of their own, but couldn't ever get them going.

The parking income probably covers the tax bill, so they can probably afford to hang onto it forever.

I have lived in the area for four years and the scope of this demolition is just now helping me appreciate how much building Bridgeford Foods was. I hope the project gets built as designed.

Looks like work has started at the Cassidy Tire site. I only got a quick glimpse, but I'm guessing they're prepping the building for demolition. The windows were uncovered at on the upper levels.

That should be decent infill.

For comparison's sake, the Northwestern Mutual Tower in Milwaukee is around 660k sqft and is 550 ft tall. Not saying that's what this project will look like, but similar square footage.

^ since half the site is taken up by the Kennedy, this will have to be taller rather than bulkier in order to accommodate 700k

The image is the Astoria Tower, and it already exists, but has little to do with Fulton Market. It’s just a condo deconversion that was acquired by Crescent Heights after the housing bust which they’re now selling.

The Fulton Market design hasn’t even been proposed to the alderman yet.

Crescent Heights are the developers of NEMA, and have plans for the second parcel.

Quote:

In 2019, the firm completed construction of the tallest apartment building in the city: Nema Chicago, a 76-story, 800-unit skyscraper at the south end of Grant Park.
……
Crescent Heights also owns a site next to Nema in the South Loop, where it plans another tall tower. The developer could build as many as 740 units on the property under current zoning. Buchberg and his colleagues are beginning to plan for that project, but the firm probably won’t break ground for at least two years, he said.

“We’re starting to kick it around,” he said.

Looks like a few months ago based on the Salesforce Tower status, but uploaded as of 03/16/2022. Pretty cool drone special nevertheless. This guy usually does NYC but looks like he wandered to Chicago that day.

I think 357 N Green isn't the whole block, it's just the south half. So the Hubbard's Cave tunnel only clips a small corner. 700ksf on that site would probably be 30-35 stories.
That site was originally planned for a self-storage building 20 years ago, but obviously the "highest and best use" has evolved since then...

How is this considered crap? This is a nice building. It needs some repairs - and if done correctly it would be awesome, especially if you put some actual ground floor usages that adds a little vibrancy.
