100 Flatbush Avenue Tops Out At The Alloy Block In Downtown Brooklyn

Construction has topped out on 100 Flatbush Avenue, a 44-story residential tower at Alloy Block in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall structure will be powered entirely by electricity and will yield 441 units with 396 at market rate and 45 dedicated to affordable housing, the latter of which are being developed with Fifth Avenue Committee. The full five-building Alloy Block masterplan will encompass 850 units with 200 permanently affordable apartments, 100,000 square feet of Class A office space, 50,000 square feet of retail space, 500 parking spaces for bikes, two Passive House public schools designed by Architecture Research Office, and space for a local cultural institution. Urban Atelier Group is the general contractor for the property, which is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

The reinforced concrete superstructure was roughly three-quarters complete at the time of our last update in early December. Since then, crews have reached the flat parapet and the glass and metal curtain wall has continued to follow quickly behind. Only the final few floors above the last setback remain to be enclosed, along with the gap on the northeastern elevation where the construction elevator is attached.

Additional progress has also been made on the two grade schools on the northern side of the property. Recent photos show the dark gray brick façade taking shape on the northern face of the Khalil Gibran International Academy High School (KGIA), the city’s first Arabic language-focused high school. The rest of the masonry walls should be completed over the next several months.

100 Flatbush Avenue’s units will feature induction cooktops, heat pump dryers, and base-building systems like hot water heating and HVACs designed to make the structure carbon neutral. Alloy also recently issued a Request for Proposals that seeks to partner with a community solar developer to enroll 100 Flatbush Avenue in projects that will secure a 100-percent local renewable energy supply for the building. The developer is the first to pursue such a program following a recent rule issuance by the New York City Department of Buildings around compliance with Local Law 97, which enabled developers to comply through off-site solar programs.

Homes will occupy the third through 41st floors of 100 Flatbush Avenue. Most of the amenities are housed within the multi-story podium and include a fitness center, flexible workspaces, and an outdoor rooftop swimming pool. The retail space at Alloy Block will have 20-foot ceiling spans that face Flatbush Avenue Extension.

100 Flatbush Avenue and the two schools are on track to be completed in the first half of 2024. The second tower at 80 Flatbush Avenue has an estimated completion date of 2027, but has yet to begin construction.

Since then, the crane has been dismantled and the Cladding Concepts-supplied glass curtain wall has finished enclosing the Flatironesque structure up to its top mechanical floor. All that remains to be completed are the podium and the gap in the northeastern elevation where the construction elevator remains attached, as well as a framework adjacent to the rooftop bulkhead that will likely be enclosed in metal paneling.

Residential units at 100 Flatbush Avenue will be equipped with induction cooktops, heat pump dryers, and base-building systems including hot water heaters and HVACs designed to make the structure carbon neutral. Housing Lottery Launches For 505 State Street In Downtown Brooklyn

The affordable housing lottery has launched for 505 State Street, a 44-story mixed-use building at 100 Flatbush Avenue in Downtown Brooklyn. Designed and developed by Alloy Development, the structure yields 440 residences. Available on NYC Housing Connect are 45 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $29,109 to $127,100.

Each apartment is finished with natural materials, energy-efficient appliances, induction cooktops, in-home washer/dryers, air conditioning, smart controls for heating/cooling, and dishwashers. No-fee building amenities include an attended lobby with 24/7 concierge, package room, product library, gym with yoga studio, grow room, workspace with kitchen, conference rooms, “zoom” rooms, children’s playroom, lounge with kitchen & outdoor terrace, screening room, rooftop pool and terrace with 360 views, rooftop cabanas with seating & grills, and a rooftop living room with full kitchen. Tenants are responsible for household electricity, including electric stove.

At 40 percent of the AMI, there are four studios with a monthly rent of $763 for incomes ranging from $29,109 to $45,200; 11 one-bedrooms with a monthly rent of $812 for incomes ranging from $31,200 to $50,840; two two-bedrooms with a monthly rent of $965 for incomes ranging from $37,509 to $61,000; and one three-bedroom with a monthly rent of $1,105 for incomes ranging from $43,406 to $70,040.

At 60 percent of the AMI, there are 13 one-bedrooms with a monthly rent of $1,260 for incomes ranging from $46,560 to $76,260; four two-bedrooms with a monthly rent of $1,502 for incomes ranging from $55,920 to $91,500; and one three-bedroom with a monthly rent of $1,725 for incomes ranging from $64,663 to $105,060.

At 100 percent of the AMI, there is one studio with a monthly rent of $2,017 for incomes ranging from $69,155 to $113,000; and eight one-bedrooms with a monthly rent of $2,155 for incomes ranging from $73,886 to $127,100.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 11, 2023.
