The new building will require a significant foundation to support the 540 foot structure which requires the old one to be taken away. I have yet to see anything to support the idea that any part of the old building will be retained.
So I guess you have now

But it will be interesting to see what is preserved and how it's worked into the new construction.

11/18/2021 - The east side top floor is gone - I do not see any steel beams1 Waiting to see how much of the building is demolished.

98 Franklin, which supposedly has pulled building permits.

December 18, 2021 - The crane was moving a large steel beam from one area to another. This view is from Fell Street.

Do we know if construction of the new building will follow immediately the demolition of as much of the existing structure as they plan to demolish?

The Lend Lease site says construction will be completed in 2025, but we know that is just an estimate.

This has been reduced to 1 floor. I’m confused what part they intend to keep? Or have they decided to take the full building down?

I believed from day one that it did not make sense to keep the old steel beams for the podium of the new high-rise. It could be that it was determined that the old steel beams were not safe.

SEE MY PHOTO FOLLOWING THIS POST.

DECEMBER 20, 2021 PHOTO

I took this photo on the 20th. It is apparent that the steel beams have been taken down to this point in the demolition. Are they to be used to build the podium of the new building? Were the I-Beams determined to be of inferior quality & will not be used in the new building? It never made sense to be to keep the very old beams in a beautiful new high-rise.

After the demolition of the current structure we will have a view that will not be seen again in our lifetime. Having lived one block from this intersection for 50 years it is looking very strange to me to see the old building gone.

I too thought they’d use the existing steel for the podium, but imagine the sub-structure and foundation are the huge time and money savers?

Regardless, I’m really looking forward to seeing this rise quickly. Can’t wait to see how much it changes the intersection for the better.

I went back and found this in one of the early SFYimby articles: "44 months from ground-breaking to completion".

If Jerry's right and completion is still expected in 2025, that means construction should immediately follow the current demo with no pause or gap which is what I was hoping.

But 44 months for building something like this doesn't seem any shorter than usual so it suggests they aren't saving much time by using whatever it turns out they are using from the existing building.

Photographed January 4, 2022

1/4/2022 - All views are from Fell Street looking south toward Market St. The building is now almost completely gutted on the inside.

I spoke to a young man at the job site today.

1) He confirmed what I saw in the blueprints (which I posted in this forum) that a small section (about 6 feet long) at ground level will be retained. He could not tell me why.

2) He confirmed (which is apparent now) that the building will be completely torn down

3) He was not aware that originally the plan was to keep the steel beams for the podium

Pedestrian - thanks for the update today. This is an exciting project one block from my apartment!

January 10, 2022 -view on the Market Street side of the demolition. Note the vehicle knocking out the wall on the street level. Lots of white dust. I saw at least 3 vehicles at work today. I was quite happy with the chain link fence so that I could get his photo.

January 12, 2022 - view from Market Street. When the building is cleared to ground level in time this view will be gone forever. Forever defined as in my lifetime!

^^I didn't think I'd see "the Hub" built out in my lifetime. Now it looks like all the major towers except possibly One Oak may be built over the last and next few years.
