Construction permits issued for 2 new highrises: One is 220 N Ada/1353 W Fulton, near the western edge of Fulton Market. The other is 1730 S Wabash, which is being built as-of-right. This is separate from the other highrise under construction at 1630 S Wabash

Good to see a new building about to break ground in the West Loop!

Just for reminder:

Not a super tall building, but will definitely help fill things westward!

More info I found on 1730 S Wabash: It'll be 12 stories, 110 units, and 81 parking spaces. Couldn't find renderings, but architect is David A. Haymes, so it'll likely be designed by Pappageorge like 1400, 1630, and 1700 S Wabash....

Between 1630 S. Wabash, 1700 S. Wabash, 1730 S. Wabash, and 1723 S. Michigan... this area should be very busy soon.

This design is criminal. A 4-story windowless black box on Fulton Market, which is supposed to be the premier pedestrian street in the area and received a costly streetscaping project from the city. The design is so ugly it will deaden the street activity for blocks around. And the actual residential tower is pushed to the south where residents have to deal with noise from the L. Not to mention the fat square floorplates in the tower will mean less natural light in every apartment, and/or windowless bedrooms.

Everything about this project is backwards and terrible. What is the point of having a Committee on Design if they let dogsh*t like this slide? The base of Lake Point Tower is not, in fact, what you want to emulate with any new building in downtown Chicago.

^ The Committee on Design was actually the one that requested the windowless box. The image on the left is what the original base looked like

The original was much, much better. The new one is so bad it must have been intended as a "f*ck you" from Shapack to the city. There's just no other way to explain something so god-awful.

Surely SOM - regarded as one of the top firms in the world - would not willingly put out this crap.

I'm a bit confused. Can you explain how going through the process of designing the project, obtaining the necessary permits, and securing financing for $135 million can be considered an F U towards the city? While everyone has opinions, this type of feedback has become a common cliché on these blogs. If you don't like the project, say that.

I'm a little biased here because this is one of four approved projects I (< key word here) like for the neighborhood.

What precludes burying the parking garage as a practical option? Is it simply the added cost or are there other reasons? The design review board should encourage more underground parking.

You can't be serious. After reading his post, you honestly are confused about his personal feelings toward this design?!

For the record, he is spot-on. If the Committee on design's guidelines can't be reformed (I was hopeful that there might be enough enlightened members/policymakers to bring that about, but perhaps that was misplaced/naive), and they are somehow resulting in this flotsam being approved by said body, the committee should be disbanded and we should just hope that there will be enough architectural talent commissioned by West Loop developers that the good and dare I say great will outweigh the bad by a wide enough margin.

The Committee on Design needs to be dissolved. Like, who thought the new version would be better than the original???!! What in the actual fuck was their rationalization??
