The City of San Antonio, along with project partners, will be collecting public input regarding the Bandera Corridor Plan for the next several weeks. The Bandera Corridor Plan, launched in fall 2019, aims to guide the redevelopment of the 6.5-mile stretch of Bandera Road between Loop 1604 and Interstate 410.
Nothing will fix Bandera road except a highway. Make it an upper deck highway from 410 to 1604. Or try and do the underground thing like Medical drive does under Fredricksburg at busy intersections like Grissom, Huebner, Mainland and Gulbeau Rd.
If Leon Valley is looking to make it pretty, they should have thought about that 20 year ago before they allowed every business to set up shop on that road and not require them to make things look nice like how we see them do in Heletos or Stone Oak.

My parents live in Leon Valley and remember they told me TXDot had the funding to turn Bandera Rd (SH 16) into a highway similar to north US 281. However the residents who live in the neighborhoods near it rejected this plan where they thought would harm their property from construction crews blasting rock to dig a trench. Since then TXDot built long overpasses from Loop 410 to Bandera Rd but still lots of traffic and lights all the way to Loop 1604.

More and bigger highways = fewer and smaller skyscrapers.

Yep, it's unfortunate that we keep doubling down on highway expansion. It's a lose-lose situation for San Antonio, more and more people will move to the previous farm land just outside city limits to avoid taxes and then the offices and businesses will continue to follow the rooftops. I'm not totally opposed to highways but this level of subsidy to sprawl is kind of insane.

KB Home to build in 24-acre South Side development

Not a fan of KB Homes. But they are building much-needed housing in this area and it will be good for the school district.

Quote:
Another new single-family residential development on the South Side is in the planning process, with the involvement of local and national industry players.

Bitterblue Inc., known for lot development of residential and commercial communities across San Antonio, has submitted plans to the city for the 24-acre site northwest of the intersection of Loop 410 and Roosevelt Avenue.

The proposed community — targeted as workforce housing — is described as including 135 lots with an average size of 5,714 square feet, with homes ranging in price from almost $200,000 to roughly $250,000, according to city documents. The project will also include a park, a "passive recreation area centralized within the community" and public improvements.

Besides Bitterblue, the project team includes Jack Walker, property owner; KB Home, builder; and Pape-Dawson Engineers Inc., according to the city. Completion is expected by the end of 2026. KB Home declined to comment as the builder does not yet control the land.

Bitterblue requested $4.6 million in funding from the Mission Drive-In Tax Increment Reinvestment Zone in December 2019, which would reimburse the developer for public improvements. In March, the Tax Increment Financing Governance Committee recommended the funding be made using a tax rebate in a Chapter 380 Economic Development Agreement, which was on the Economic and Workforce Development Committee's April 6 agenda.

Under the Chapter 380 plan, the TIRZ would reimburse the tax rebate for five years, and city funds would be used to fund the next 10 years. The plan requires City Council approval to be finalized.

The project site is near employers such as the Harlandale Independent School District, the San Antonio Missions National Historic Park and Qualified Manufacturing Co., which is just northeast of the property.

"This is a huge project and very significant for Harlandale ISD as it will create homes and add to the growth of the school district and workforce in this historic area," Councilwoman Rebecca Viagran said in a statement provided to the Business Journal. "This new residential development will also add to the new housing stock needed inside Loop 410."

Roosevelt Avenue, which extends north to downtown San Antonio, will see improvements through the 2022 city bond, Viagran said.

"I am proud of the growth in San Antonio’s southern sector," Viagran said. "With this investment, District 3 will continue to thrive.”

I agree. An elevated highway with 2 lanes in each direction that connects to the existing 410 ramps and ends just before 1604.

Looks like Brooks City Base on the Southeast side is looking to relieve congestion, even if the Viagrans aren't.

https://livebrooks.com/news/join-the...s-to-loop-410/

I like this idea, but I would still like to see an cut-through from I37 to Goliad, just South of Military. The congestion in this area is out of control, and more development is planned or being started.

ETA: Rebecca Viagran just gave way to her cousin Phyllis (IIRC), Viagran as the city council rep for this area. Neither seem concerned with finding funding for traffic relief on Military from I37 to New Braunfels Ave.

"The planned Human Performance Campus will feature half-a-million square feet of restaurant, retail, and commercial space, including the state-of-the-art Spurs Performance Center, a research institute, outdoor plaza, and commercial and medical office space.

Spurs General Manager R.C. Buford said the $510 million development realizes a dream he has had to assemble thought leaders and local institutions for a next-generation training environment that will benefit both professional athletes and the community."

"The development will also include a public park that the basketball franchise plans to donate to Bexar County and manage by agreement similar to the one the Spurs organization has with the AT&T Center and Toyota Field."

Yeah, I'm a fan of this development and think it will really finish off that corner of the I-10/1604 interchange. I still wish they would build a grocery store out in the RIM. There has to be enough population to sustain a store. Right now you have to go to either Leon Spring, Blanco/1604, or De Zavala/I-10

With respect, we should probably have this convo in the city and metro news thread. This is for the urban core. But it does look good!

It's awesome that they are finally finishing of this section of 1604 and I-10. Would this take the place of their current location near the medical district?

The story from KSAT says this:
https://www.ksat.com/sports/2021/08/...n-far-nw-side/

"(The planned development) also includes the Spurs Performance Center, which will be the team’s new training facility that is expected to be one of the top athletic centers in all professional sports. The Spurs current training facility is located off Huebner Road."

In another article that I read, they talk about it being closer to where some of the Spurs live (Dominion). A friend of ours said that Lonnie Walker was living in her apartment building overlooking the Rim (He has since moved). Poeltl was involved with that incident at the Palladium, so he is probably close to the area. The location would improve convenience for the players. Overall it seems like there are a lot of players that call that area home.

I am sure that is the same for the staff and coaches. It would also get their offices out of the arena formerly known as the AT&T center.

The great part to me is they say that the first phase of the project will kick-off this October.

Lots of exciting projects going on around town!!!

^^^ And in a city without any meaningful mass transit, it's good to have hubs around town so people can get to them without driving a great distance.

Lemon Creek Ranch is soon to become a mixed-use development, including retail and restaurant space.

Quote:
The first phase of work will include a 10,000-square-foot, two-story retail and restaurant building; a 6,500-square-foot restaurant; a three-story, 83,521-square-foot office, retail and restaurant project; and a 15,961-square-foot retail building. Malmerg said they expect to open those buildings in late 2022.....

Future phases could add an about 180-room hotel, more office space to reach a total of about 471,500 square feet and up to 800 multifamily units, including apartments and for-rent townhomes. The developers are finalizing a contract with an undisclosed multifamily developer.

This one has flown a little under the radar, but the master planned development around A&M San Antonio has finally started turning dirt on the first homes:

https://www.livevida.com/news/back-t...ts-new-at-vida

https://www.livevida.com/news/the-z%...-a-z%C3%B3calo

I was worried that this was going to become just another subdivision when the original development group folded. But they have a plan for a mixed use town center built around a plaza next to the university that looks pretty neat. Not as ambitious as the original plan if I recall, but pretty interesting nonetheless.
