One of Two of North America's Next Major Ski Resort Developments Resumes Construction

The Northern Metro's 'Wasatch Peaks Ranch Resort'

Quote:
“You just don’t find this type of location in the West very often – untouched and raw with river, trees, adjacency to National Forest and an alpine setting,” said listing broker, Ken Mirr of Mirr Ranch Group, who listed the Utah ranch with his firm’s Utah Marketing Affiliate, Chris Corroon.

Owned by the heirs of the late Dick Bass, the seven-summit pioneer, the original investor in Vail, and founder of Snowbird Ski Resort, and the Holding family, owners of Sinclair Oil Company, which owns Sun Valley Resort, nearby Snowbasin Ski Resort, the Wasatch Peaks Ranch has a continuous ridgeline of 11 miles that includes 24 peaks, 15 bowls and cirques, plus a 4,600 foot vertical rise on the ranch and adjacent National Forest. It’s only 15 minutes from Ogden, and 35 minutes from Salt Lake City and its international airport, making this ski property incredibly accessible.

The Land Report, known as the magazine of the American landowner, elaborates, “Matchless in size, terrain, and pedigree, this pristine private wilderness has long been eyed as America’s next great ski resort.” This is the fifth time The Land Report has awarded its top honors to Mirr Ranch Group.

The new Wasatch Peaks Ranch will make two new from the ground up major ski resorts being added to Salt Lake City's Metro portfolio.

OnTheSnow.com - https://www.onthesnow.com/news/a/637...ng-next-season

...As the Wasatch Ranch Club opens its ski terrain, ...as Ski Area Management (SAM) magazine is reporting, it plans to attack your wallet with gusto and all bets are off.

The Wasatch Peaks Ranch will be amongst the largest ski resorts in the nation yet have only half the number of member/residents who are part of the Yellowstone Club, the other exclusive enclave in Montana. “This is a resort being built for the 1 percent of the richest 1 percent,” Utah’s KPOA radio opined as it interviewed Ranch President Bob Weaton.

Recognize the name? Weaton was Chief Operating Officer for Deer Valley for about 20 years, leading it to regularly being chosen as the best ski resort in America by magazine and website polls. There are reportedly 10 owner/investors in the ranch from across the globe, one of those being Lessing Stern, son of Deer Valley founder Edgar Stern...

Pay dearly to play

Club membership pricing hasn’t been publicly released yet, but it will most likely top that of the Yellowstone Club which currently demands an upfront fee of $300,000, owning a condo ($4 million-plus) or private home ($5 million-plus), along with an annual “season pass” or dues topping $30,000.

But, if you’ve got the juice, the Wasatch Ranch Club will deliver mind-boggling excitement for skiers (anglers, hikers, golfers, and whatever else attracts you to pristine wilderness) as it builds out over the next 10-15 years.

First, there’s the location. The ranch is only 35 minutes from Salt Lake City's new International Airport and, if you still need a ski fix after all that sliding, top-rated Snowbasin (where the price tag is significantly more doable) is only 10 minutes away. Ogden Airport is 15 minutes should you have your own private jet...

Heated seats and bubbles

The Resort's total playground rolls over 12,750 acres and that includes some 3,000-plus skiable acres with a 3,600 foot vertical. Leitner-Poma of America has already completed construction on the first two chairlifts — both high speed quads. Members will be pampered with high-speed quads, planned with carriers that feature heated seats and bubbles.

Before the now-resolved legal proceedings, two chairlifts were completed providing access to 1,650 acres of terrain, with a top elevation of about 9,500 feet. One lift is 8,000 feet long, so those bubbles will be welcome. Nine lifts are planned by buildout.

2023/2024 Season Updates

January 26, 2023 - By Rob Nielsen for The Standard Examiner - Full Article @ https://www.standard.net/news/local/...rned-citizens/

...Friday morning, the under-construction resort announced in a press release a resolution between it, the county and a group of Morgan County residents petitioning to reverse the Morgan County Council’s original zoning change that paved the way for development.

“Today, Wasatch Peaks Ranch, Morgan County, and the Referendum Sponsors (Robert Bohman, Whitney Croft, Shelley Paige, Brandon Peterson, David Pike, and Cindy Carter) announced that they have reached an agreement regarding the referendum case and injunction for the Wasatch Peaks Ranch zoning,” the release said.

The Wasatch Peaks plans call for development of a private residential community containing skiing, golf and other recreational amenities spread across 12,750 acres of largely undeveloped land. Last month, a 2nd District Court judge ordered a temporary restraining order that had halted work on the site.

“As part of the agreement, Wasatch Peaks Ranch has committed to a pledge to help fund projects specifically aimed at benefiting the residents of Morgan County. Additionally, Wasatch Peaks Ranch has agreed to allocate approximately 2,300 acres of land for a conservation easement. This measure ensures that this area of land will be permanently protected from future development, preserving its natural beauty and ecosystem forever. Further details regarding additional public benefits beyond the conservation easement will be provided in due course.”...

Photos By Francisco Kjolseth/The Salt Lake Tribune - Ski lifts climb the mountain above the hamlet of Peterson in Morgan County, pictured Wednesday, Dec. 13, 2023, where the exclusive community and private ski resort of Wasatch Peak Ranch has been under development.

The resort has undergone a gigantic transformation, which is still ongoing, to turn this small town area into the ultimate private community of luxury. Although none of the 750 homes have been completed, the resort does currently have three operating high-speed ski lifts, including one that reaches the top of Jacob's Ridge, according to the Salt Lake Tribune. WPR will bring 600 jobs and nearly triple Morgan County's tax base to around $3.5billion, according to a study commissioned by the resort. The resort hopes to attract the top one percent of the top one percent to come enjoy its luxury community and has already sold 94 memberships - totaling around $47million - as well as $45million in equities sales, according to SEC documents...

Pictured below, Snowbasin Ski Resort. For those looking for a more affordable getaway option, Top rated Snowbasin Resort is located on a grouping of stunning peaks to the immediate north of what will be the new Wasatch Peaks Ranch Club Ski Resort

There's quite a grouping of expanding resorts now in this immediate area. I wanted to get a perspective of the location of all of them in relationship to each other. The Wasatch Peaks Ranch Resort will be lettered immediately above Snowbasin Resort on this map. Wasatch Peaks is located on the south side of I-84, while Snowbasin is to the north of I-84. Note on the map the peaks above Snowbasin that are veering to the right, that would be the new 'Wasatch Peaks Resort'.

Map highlighting the location of the new Wasatch Ranch Properties in relation to the existing Snowbasin Ski Resort. Note again, The Wasatch Peak Ranch Resort is just above the Snowbasin Resort on the map.

Southern Metro - The American Fork Apartments - Under Construction

Quote:
FFKR Architects: Silicon Slopes sits just to the East of this project. Many employees are looking for a more rural home instead of the city center and urban typologies, and the American Fork Apartments meet the needs of this target market. The design draws inspiration from “modern farmhouse” or “contemporary mill.” The American Fork Apartments maintains a unique and compelling aesthetic that stands out from the many apartment communities in American Fork.

The mix of units is geared toward larger units with more bedrooms to accommodate families, each with its own take on work from home flexibility. Our design team has responded to the increased need for home office space by including built-in desk nooks, dens, and shared podcast / virtual conference rooms. Balancing home and work life, our design comprises health-focused amenities such as indoor and outdoor fitness areas, pool, yoga room, spin room, and spa.

Indoor Air Quality: The Apartments at American Fork are designed to improve the health and lifestyle of its residents. The amenities are geared to improving air quality and encouraging outdoor recreation and activity. The clubhouse and fitness centers open directly onto the outdoor amenity deck with massive bi-folding doors that allow outside in.

Sleek Modern Balance: The interior design of the units, leasing offices, and amenity spaces are a refinement of the exterior design; taking the modern farm aesthetic and creating spaces with warm wood tones balanced by crisp modern lines.

Quote:
Rimrock Construction: Under construction is the architecturally prominent American Fork Apartments which consists of three five-level buildings, 371,524 sq. ft. with 352 units. The large clubhouse has a weight and yoga room, pool, hot tub with an infinity edge and sauna. On the fifth floor of the northeast building is a large gathering space designed for indoor and outdoor entertainment with firepits and full kitchen.

Eastern Bench, University of Utah - Spencer Fox Eccles School Of Medicine - Under Construction

The University of Utah broke ground in October 2022 on the new state-of-the-art home for the Spencer Fox Eccles School of Medicine. The new 185,000-square-foot building will become the hub of the university’s nationally recognized health sciences campus. The facilities will accelerate the school’s ability to provide the highest quality medical education, advanced research, and patient care. The $185 million facility has been made possible, in part, by funds from a landmark gift of $110 million from the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. The gift provides support not only for the building but also for medical education programs and cardiovascular research.

University of Utah Health is the only academic medical center in the Mountain West, providing patient care for nearly 10% of the geographic area of the continental United States. The construction of the medical education building is expected to drive the most critical evolution in the medical school’s history and be used across three primary areas: education, research, and clinical care.

Central Metro - Taylorsville Temple Evokes Pioneer Era - CONSTRUCTION COMPLETED

Public Open House
Saturday, 13 April 2024 - Saturday, 18 May 2024

The Taylorsville Utah Temple is a three-story, 70,460-square-foot edifice constructed on a 7.5-acre site.

The Temple has a distinctive architectural style, blending elements from local pioneer-era architecture with the traditional designs seen in Temples constructed worldwide. Designed by FFKR Architects, The Taylorsville Temple's architectural detailings reflect both the cultural heritage and spiritual significance to the area's membership congregations.

The Taylorsville Temple is sheathed with beautiful Botticino Classico limestone from Italy. There are two levels of parking, providing both surface and underground parking for attendees. The exterior has a central spire and stone finished in both Seta and Graffiato, providing a contrasting appearance that accentuates its unique features, while the interior consists of high barrel-vaulted ceilings, stained glass, and intricate paintings. The many artistic elements of the temple feature local plants like Birdsfoot Trefoil, Red Beauty Bergenia, and Broad Leaf Gilia, presented in art glass, decorative painting, and other detailing found throughout the Temple's interior.

Downtown Update - Station Center latest: rebranding, upzoning, and a heavy curation of land uses

“We have a rate opportunity,” RDA staff told the board, “to be in the driver’s seat to plan and curate a significant amount of downtown land into a living, breathing neighborhood that is intentionally programmed and activated for 18 hours a day.”

Luke Garrott Reporting - Full Article @ BuildingSaltLake.com - https://buildingsaltlake.com/station...-of-land-uses/

The city’s Redevelopment Agency Board received a sneak peek earlier this week at the city’s consultant’s plan for the city’s ~11 acres in west Downtown’s Depot-Gateway district...

...This time around, the latest consultants are putting the finishing touches on a new “vision and implementation” plan that is promised by the end of the year...

Arts Campus

A design concept that has grown in the latest vision is an “arts campus,” adjacent and parallel to 500 West along Woodbine Court, which winds around ArtSpace’s Macaroni Flats.

Part of the city’s Green Loop plan, 500 West is proposed to be turned into a linear park that allows cars in conjunction with the development of the erstwhile Station Center.

From the Macaroni Flats building on the north to the yet-to-be restored Serta warehouse building on the south, designers have created a plaza that will be lined with “art installations, flex space for events, ground floor programming, and incubator and makers’ space for micro enterprises, artists, and artisans,” stated RDA staff...

— feeling excited.

BuildingSaltLake.com - Previously serving as clinics and offices built in 1956 and most recently called Medical Towers, the new designs for 1060 E 100 S add a six-story tower on the western edge of the parcel, where a current carport and second-story addition exists. Developers are asking for a five-foot height increase on that edge of the project to house mechanical functions on the new structure’s roof. The new development will fit entirely on the footprint of the existing structures.

Southern Metro - 'The Sanctuary Project - A Mixed-Use Luxury Residential Complex - Lehi

Under Construction - Leasing Begins Fall 2024

January 11, 2022

“We will be digging dirt and starting construction this spring. The project will cost between $180-200 million and take 30 months,” said Salt Development CEO Brian Hobbs. The project passed with a unanimous 5-0 vote.

Skylar Beltran for the Lehi Free Press - January 2022 https://lehifreepress.com/2022/01/12...tment-complex/

The Lehi City Council met on Tuesday, January 11 with all councilors in attendance. Mayor Mark Johnson was absent.

The largest project on the agenda was the approval of the Lehi Pointe transit-oriented development (TOD) project, which has been in the works for more than two years. The project will be located between The Young Living Headquarter offices and The Mountain Point Medical Center on the northeast side of I-15.

According to Salt Development, builder of the project, the anchor building (named The Sanctuary) is a 527 ultra-luxury apartment complex offering units ranging from 620 square foot studios to 1,820 square foot 2-bedroom units. The complex is scheduled to be approximately 28% studio units, 46% 1-bedroom units and 26% 2-bedroom units.

The ground floor of the building includes a 15,000 square foot space designated for a neighborhood grocer, as well as an additional 5,000 square foot pad for another commercial tenant.

The site will be surrounded by access roads, walkways, bike paths and meandering on-site paths. The 10-foot-wide multi-use path will extend the entirety of the eastern edge of the property along Sandalwood and up to the new loop road. Connectivity to the future UTA BRT and Frontrunner station is a priority and will be further accommodated when plans are available for such development.

The approved plans also include additional amenities such as a 7-level parking garage, bike shop/wash, dog spa, dedicated move-in/move-out areas and trash staging areas.

Atop the parking structure is a 1-acre world-class Skydeck featuring a grand pool deck, sports lounge and fitness center, clubhouse, gym, yoga/spin room, locker rooms, BBQ areas, cabanas, a dry sauna, and numerous fire bowls.

A 6,000 square-foot clubhouse will feature a 165” television screen in a tiered theater and a luxurious bar. The community will also feature a library lounge and bar, pickleball and basketball courts, a dog park, and commercial space for grocers.

In addition to the 527-unit “Sanctuary”, the project will include a neighboring retail and restaurant space. The project also includes another 125-unit apartment building on the north side of Triumph Blvd along with an additional retail development.

Framing, footing work, and adding a level to the parking structure represents only a portion of the work being done at the bustling Sanctuary site.
Rimrock is the general contractor for the project which is 726,175 sq. ft. with 519 units.
