Quote:
PHILADELPHIA, Dec. 19, 2022 /PRNewswire/ -- JLL's Capital Markets group announced today that it has arranged a $290 million construction loan that will allow project partners Gattuso Development Partners and Vigilant Holdings of New York to build a state-of-the-art research facility at 3201 Cuthbert Street, an 11-story life sciences development in the heart of Philadelphia's University City submarket.

This is wild. In the same week that two major projects, Spark and 3201 Cuthbert Street get underway, the Eagles destroy the Giants. How good does it get?

Largest life sciences lab in Philadelphia to be built in University City

Quote:
“We were very excited about bringing this project to Philadelphia and to the market. And I expect you’ll see a significant movement in the direction of high quality and capability with regard to the life sciences here,” Gattuso said. “The market has achieved a certain scale and a certain sophistication that is beginning to put it into a league with some of its leading competitors in and around the Bay Area and in Boston.”

Gattuso says $450M Drexel building will elevate Philadelphia’s rise as life sciences hub
https://www.bizjournals.com/philadel...Pos=0#cxrecs_s

Gattuso Development Partners and Drexel University’s future 11-story, 520,000-square-foot development at 3201 Cuthbert St. will not only be Philadelphia’s largest life sciences building, but it’ll elevate the city into the stratosphere of industry leading markets like Boston and San Francisco, Gattuso CEO John Gattuso said.

The project will be “a true world-class building,” Gattuso said. It’s planned to have a mix of specialized research and laboratory space and commercial, academic and office uses. It’ll have “significant additional capacity” compared with other life sciences buildings, Gattuso said, with freight elevators and floor-to-floor heights ranging from 16 feet to 24 feet, which is bigger than most buildings in Philadelphia. He called the future building’s mechanical specification and loading capacity “robust.”

The building at 3201 Cuthbert so far is 45% leased, with Drexel University and Boston-based SmartLabs taking up 235,000 square feet. SmartLabs designs, builds and operates integrated, enterprise-grade research environments.

The 3201 Cuthbert building is planned to be finished in fall 2024. It’s the third development in Gattuso’s portfolio.

Gattuso Development is also building a 130,000-square-foot building to be used as a life sciences manufacturing facility at 2500 League Island Blvd. at the Navy Yard costing more than $66 million that’s expected to be completed by next month.

By the time the 3201 Cuthbert St. building is complete next year, Gattuso said he plans to be in the planning process of another development. He declined to discuss any further details.

At this point, just shoring work and lots of excavation.

Here's what I found. It says demolition will start this summer. Looks like the plan is just a general quad rather than athletic fields.

Edit: forgot to paste link: https://drexel.edu/news/archive/2023...n-for-students

Fencing finally went up last Thursday for the section closest to Powelton. Dumpsters arrived this week and at least one excavator was active on site today. I didn't actually see any part of the building starting to be demolished yet but I would assume that would be any day now if not already.

This is a two-phase demolition. They first need to tear down the end closest to Powelton ave then build a structure to house electrical equipment. Once they move the electrical they can then tear down the remainder of the building.

This building is great and the large green space is great, though still a bummer to close and not replace a large athletic field on campus.
When I attended Drexel, the turf field on 32nd Street had people playing sports/games at all hours of the day.

Agreed. It's sad they lost that as well as the Armory as places for student recreation. Now it's just the main gym and Vidas, which is a hike.
