Yes, for my own personal pleasure,
this is the exquisite spire that Manhattan most needs,
to rise into the sky ASAP . .

Centra/Ruddy has imo knocked it out of the park with practically all their hi-risers.

If their status as architects-of-record is in any way vitiated because of whatever bullshit intangibles the powers-that-be feel like conjuring up…

Well…

Yes, we *do* raise enough cyber-Gehenna that could make the worst Hollywierd Twitter-war you could think of look like a Mennonite church school pot-luck.

I realize render promises are at the mercy of the client/developer (even in nyc)... but this is the most beautiful skyscraper proposal on the planet in the last decade.

Elegant, soaring and imo... potentially the best new addition to the Manhattan skyline in recent memory.

Suffice to say I like it lol.

And I pray that if and when there's some V-E-ing... it's kept to a minimum.

DoG is in the details, and the filagree details on this one are simply perfect.

I wonder what the odds are they would actually improve on the design. They’ve done it once. It could happen.

Yea, no idea why this is still in the construction area, same with 2WTC.

If either building happens it seems it probably won't be anytime soon. I want both to happen but that seems too optimistic, at least in the near future.

I'd rather they not touch it, it's already amazing. I fear that "improving" it would be risky.

Good things come to those who wait.

All well and good; but for differing reasons already broached, time is of the essence.

IMO.

One thing for certain, New York real estate - and certainly approved developments - eventually sees the light of day. This tower will be built on way or another. Ten years from now, there will be new proposals. Twenty years from now, there will be new proposals. Time goes on, and new towers get built. There is no reason to believe that everything that can be built gets built today.

And indeed such ought not to be anywhere near the general construction of the status quo, be it of today or that of a decade hence.

But as we have seen and heard (twice or thrice too often in a fair number of instances), there are those who think they can both have and eat their pastry of choice.

Well, maybe they can.

45 Broad Street Residential Tower May Restart With New Developer

BY MARK HALLUM
MARCH 1, 2023

Quote:
After a prolonged period of sputtering starts and stops, a vacant lot across the street from the New York Stock Exchange is likely to get filled with a 60-story condominium building, with a new developer taking over from Madison Equities.

Development firm Gemdale filed plans to build the condo tower at 45 Broad Street in a similar size to Madison’s original idea for the site, according to property records…..

CetraRuddy said it is not involved in what Gemdale is planning at the site.
Quote:
...and filed plans with the New York City Department of Buildings in October. Gemdale amended plans last week, calling for 150 units total, according to property records. That’s one-third less than the 226 units Madison wanted.

Well shit.

That's just about the worst news you could get about this project short of nothing being built at all. The beautiful design we've been keeping hope alive for is kaput.
