100 Norfolk Street:

The site was formerly home to the offices and refrigerators for kosher dairy restaurant Ratner’s, which closed in 2002. Urban-Scape acquired the property in 2012 for $8.8 million, Crain’s reported. To work around 2008 rezoning that limits building heights in the area to 120 feet, the developer transferred air rights from adjoining parcels, which it owns.

In April 2013, demolition permits were filed for the existing two-story structure on the lot, Bowery Boogie reported.

This week, we spotted a teaser site for the building (tagline: “38 units, 100 reasons”), and excavation work is going hot ‘n heavy at the construction site.

Inside NYC’s first modular building

Rental units in New York City’s first modular housing development are now leasing.

Units at the Stack, a seven-story housing development at 4857 Broadway in Manhattan’s Inwood neighborhood, include studios, one-, two- and three-bedroom apartments. Douglas Elliman Development Marketing is exclusively handling the leasing for the 28 available units. The Stack was developed by Jeffrey Brown and Kimberly Frank and designed by GLUCK+. Rental prices start at $1,750, according to a release from Douglas Elliman.

The building, which is about 38,000 square feet, was constructed in Pennsylvania and then shipped to New York as 56 separate modules. The foundations and concrete first floor of the building were the only parts built on site. After the modules were stacked, the mechanical system was connected and an exterior facade was placed on property.

Harlem Bespoke has received plans for either a 127-unit condo or a 184-unit rental building, with over 200,000 square feet of residential space and a decent percentage of affordable units. They’ve even procured permits and contracted a designer, so basically all they need is an investor.

Slowly but surely. It also seems that Manhattan is slowly increasing its density by getting rid of 1-3 story structures. Even in Brooklyn and Queens this is occurring. Also note, a lot of these developments have anywhere from 100-300 units. Not too shabby, and a lot of them go unnoticed but its projects like these that comprise a large portion of construction in the city and population gain. What I do like are the gradual height increases in Upper Manhattan.

Thats a good looking building. Too bad the tenants will have such a good view of that Hasidic slum next door though.

A new nine-story office building will rise on the West Side Highway on the block between 51st and 52nd streets.

The development – which is expected to cost $300 million and measure roughly 200,000 square feet – is a cooperation between Jack Guttman and Steve Schwartz, according to a release from the developers.
Guttman is also the developer of the Chelsea Arts Tower, a 21-story tower at 545 West 25th Street between Ninth and Tenth avenues, where condos are being sold for $20 million.

The new building will feature ground-floor retail space measuring roughly 35,000 square feet. The upper floors will have 15-foot ceilings, will be between 15,000 and 30,000 square feet.
