Stratus Properties Inc. Announces Purchase of Land and Plans to Develop Block 150 in Downtown Austin

Stratus Properties Inc. (NASDAQ: STRS) (“Stratus” or the “Company”) today announced its plans for Block 150, a proposed luxury high-rise rental project in downtown Austin, Texas. The site at 12th and San Antonio is located just a few blocks west of the Texas State Capitol in Austin. Based on preliminary plans, Block 150 would be developed as a 400-foot tower, consisting of approximately 420,000 gross square feet with 300 Class A luxury multi-family units for lease and ground-level retail. The project includes the historic AO Watson house, which will be renovated and expanded to offer amenities that may include a restaurant, pool and garden, while preserving the property’s historic and architectural features. Stratus’ subsidiary closed the land purchase on September 1, 2021, and Stratus expects to finalize development plans over the next 12 to 18 months. Block 150 is expected to achieve an Austin Energy Green Building rating.

Upcoming key milestones for the project include completing design and engineering, securing final site development and building permits, obtaining downtown density bonus approvals, and raising the balance of the development capital, which Stratus projects could take between 12 to 18 months. Stratus’ preliminary development plans may change, and the anticipated size, scope and cost of the project could change materially. Subject to market conditions, obtaining financing for the balance of the development capital, Board approval, and necessary project approvals, entitlements and permits, construction on Block 150 is expected to begin in early 2023 with anticipated completion in mid-2025.

LOVE Hearing that! Finally response and responsible development. Fingers crossed thats not just lip service. ( Obviously not shown in this place holder rendering.)

It looks like this one gained some floors based on the rendering. I count 35 plus one mechanical.

The Annie B Tower

According to the ABJ:

The project is named after Annie Blanton, the first woman elected as president of Texas State Teachers Association and first woman elected to statewide office in Texas. Blanton was also one of the founders of Delta Kappa Gamma.

“This is such a unique site given its unobstructed views in all directions and proximity to the Capitol, UT campus and downtown. We learned from our experience developing the W Residences that while many people really enjoy the action in the core entertainment areas downtown, many others prefer a quieter urban living experience. We think the ‘Annie B’ perfectly addresses this market segment,” Armstrong said in a statement. “The ability to incorporate the historic A.O. Watson house into the project presents a unique opportunity to add a club, garden and private pool amenity in a true neighborhood setting.”

Stratus will restore the A.O. Watson house, a Victorian-style mansion, that’s adjacent to the tower site. The restored mansion will include a restaurant, pool and garden.

The A.O. Watson house, currently home to law firm Allison Bass & Magee, was built in 1894 as the private residence of local architect Artur Osborn Watson, according to multiple city and historical documents.

There would also be a train stop across the street from the project, part of Capital Metropolitan Transportation Authority's $7.1 billion transit network expansion called Project Connect.

Annie B would be built in a part of downtown Austin that’s populated with low-rise buildings and old mansions occupied by law firms, associations and government agencies. Within a few blocks of the Annie B site are the Texas Association of Counties, Texas Hospital Association, Texas Workforce Commission, Texas AFL-CIO and the Governor’s Mansion.

This project has a website already. A website for a rental tower that won't be approved for a year or so is somewhat unusual. The building height is stated as 400 feet. So we'll use that for the height until we see the elevations going through the approval process.

The incorrect street level renderings were replaced with the correct ones.

The house next door is part of the project and will be a restaurant with outdoor cafe.

The parking podium is very nicely detailed. But it is still parking. At least it is only 8 levels (I can't believe I just typed that).
